## Space

Welcome to this true family home, imbued with character, history and charm. It is air-conditioned, 220m2 with swimming pool and is located in a quiet area of Nice, which will allow you to enjoy a peaceful atmosphere while being close to Villefranche-sur-mer and St-Jean-Cap-Ferrat. It has an exterior ideal for alfresco dining with panoramic views of the city and the sea. The kitchen is fully equipped and the bedrooms are bright and spacious. An ideal place for a stay with family or friends.

The air-conditioned house includes:

. 220m² on two levels.
. Wireless .
. Reversible air conditioning in bedrooms and living rooms.
. A fully equipped kitchen consisting of a sink, a fridge with freezer, a Nespresso coffee machine, an electric kettle, a toaster, a dishwasher, an oven, a microwave, cutlery as well as a cooking kit and multiple work surfaces for cooking. Chairs and a table that can accommodate 4 people.
. A lounge area located next to the kitchen with a corner sofa, an armchair and 2 coffee tables, all enjoying a sea view. A piano is available in this lounge.
. A dining table and 10 chairs.
. A second living room area located upstairs, which consists of a sofa, coffee table and TV. Also, a workspace with a desk and chair.
. A laundry room equipped with a washing machine, iron and ironing board.
. Clothes drying rack.
5 bedrooms composed as follows:
• A bedroom located on the ground floor equipped with a 160cm double bed with reversible air conditioning, 2 bedside tables, storage cupboards, a private bathroom equipped with a shower and WC. It offers sea and mountain views.
On the 1st floor of the house:
• The second bedroom is upstairs, it is equipped with a 160cm double bed with reversible air conditioning, 2 tables and 2 bedside lamps, storage cupboards and an armchair.
• The third connected bedroom, equipped with a 140cm double bed and reversible air conditioning, storage chest of drawers, 2 tables and 2 bedside lamps. It offers sea and mountain views.
• The fourth bedroom is equipped with a 160 cm double bed, reversible air conditioning, storage cupboards, 2 bedside tables and 2 bedside lamps. It offers sea and mountain views.
• The fifth bedroom is equipped with a 160cm double sofa bed, reversible air conditioning, 2 bedside tables, a storage cupboard and a work desk.
• Finally, in a lounge area on the ground floor you will find a sofa bed of 120 cm that can comfortably accommodate one person.
3 Bathrooms/showers composed as follows:
• A first shower room located on the ground floor in the 1st bedroom: sink, shower and WC.
• A second bathroom on the ground floor near the 1st bedroom composed of: sink, bathtub and WC,
• A third bathroom is located on the 1st floor with a bathtub and sink.
• 4 toilets in total, including 2 separate.

The 700m² exteriors include:
. A Zodiac Ovline 3000 swimming pool of 38m3 with a depth of 1.20m.
. Parking spaces in the driveway for approximately 3 to 4 vehicles
. Wooded area (olive trees, etc.) with sea & mountain views.
. The pool area is equipped with parasols and deckchairs to make the most of it, an outdoor shower with hot water is also available.
. Fenced and screened area accessed by gates or side gate. Inside the estate, the garden is delimited with the property above. As a good neighbor, you should not go to the neighboring property.
. An outdoor dining area with a dining table that can accommodate up to 10 people.
. Another relaxation area with a 2-seater sofa and an armchair and a coffee table.
. A Ping Pong table with rackets and balls.
. Petanque balls are at your disposal.

## Access

The house is located a few minutes from the port of Nice and Nice city center.
Sheets and towels are provided.

All spaces in this house are for travelers, we will ask tenants to take care of the premises.

##Neighborhood

The property is located at Mont-Gros in Nice, near the Nice astronomical observatory. The Nice Observatory offers guided tours.
To the south of Mont Gros is the Parc du Vinaigrier, a protected natural site which is crossed by hiking trails

. Located in the town of Nice, the place is particularly quiet.
. You are 5 minutes by car from supermarkets.
You are less than 10 minutes by car from the sea, Villefranche-sur-mer and 15 minutes from Saint-Jean-Cap-Ferrat.
. You are on a quiet property almost without vis-à-vis.
. The house is ideal for holidays with family or friends.

## Transit

Access to accommodation is preferable by car. Please note that the private road leading to the villa is not paved.

You can also take a taxi from the airport to the house.

The Nice SNCF train station is located 10 to 20 minutes away depending on the time and time of year, and will allow you to visit Antibes, Cannes, Grasse, Monaco, Menton or even Italy easily.

The tram present in Nice will also allow you to discover the city.

This property is located in a good quality area, of course we will ask you to respect the neighborhood.
The accommodation must be returned in a suitable state of use and cleanliness. During their stay, travelers must respect the premises, the neighborhood, as well as the basic rules of cleanliness and hygiene.
