The Space:

The Pacific has a way of reordering your priorities. Salt air comes through the open balcony, the garden stretches below, and the beach is close enough that you can hear the rhythm of Banderas Bay before you've even had your morning coffee. This waterfront condo in Nuevo Vallarta's Aria Ocean complex sits in the new tower - one bedroom, one bed, one bathroom, designed for two - and from the moment you step inside, it's clear the place was built around the idea of being somewhere fully.

 

The condo

Set on a single level with elevator access, a private entrance, and keypad self check-in, arrival here runs entirely on your own schedule. No coordination, no waiting. Everything is cleaned and prepared before you arrive, and luggage drop-off is available for early arrivals or late departures.

 

Sleeping arrangements

The bedroom is set up for genuine rest. Cotton bed linens, extra pillows and blankets, and room-darkening shades give you full control over how the morning starts. Hangers and clothing storage are on hand for guests who like to settle in for longer.

 

Kitchen & dining

The fully equipped kitchen handles everything from a quick breakfast before hitting the beach to a proper meal before an evening at the grill. You'll find a refrigerator, microwave, electric stove, drip coffee maker, wine glasses, dishes and silverware, and a dining table. An outdoor BBQ grill extends your options when the evening calls for cooking outside.

 

Outdoor living & shared amenities

The private patio and balcony - furnished with outdoor seating and a hammock - is where the pace of Nuevo Vallarta really sets in. An outdoor dining area makes al fresco meals easy, and through the building you have access to a shared outdoor pool and shared beach access. Beach towels, an umbrella, a beach blanket, and snorkeling gear are all included, along with bikes and a kayak for exploring the coastline at your own rhythm.

 

Comfort & convenience

Central air conditioning keeps things comfortable year-round. Wifi, a TV, and a dedicated workspace with a door cover the practical side. A free in-unit washer and dryer handle laundry throughout your stay, and long-term stays of 28 days or more are welcome.

 

A few things to know

Fumigation is carried out before and after each reservation, with additional fumigation available on request - occasional insects are a natural part of the tropical environment, and bringing repellent is recommended for outdoor time. Electricity consumption is tracked by meter; a kilowatt allowance is shared after booking, with an additional charge of $5 pesos per excess kilowatt. The cleaning fee covers pre- and post-stay cleaning only and does not include mid-stay cleaning or laundry service. Free parking is available on the premises and on the street, though this unit does not have a dedicated space within the building - a nearby parking option can also be arranged. Some daytime construction noise may be present in the area.



Guest Access:

Important Note: If you book after 9 p.m. the day before your arrival or the same day of your check-in, the apartment will be available for you from 6 p.m. onwards.



It is very important that you provide us with the names of all guests and their estimated time of arrival at least 24 hours prior to their arrival. Otherwise, the condominium may restrict access, and unfortunately Del Mar cannot be held responsible for such a situation.



Check In is done from the security booth. Before your arrival we will send you the information with your access code to the gate, since it is an electronic gate.



The Staff will be able to receive you from 3:00 p.m. - 5:00 p.m. (if you need to check in after this time please contact your host).



Check-out: 11:00 a.m. Remember to turn off the AC before your departure and notify your host.



Check-in time for reservations made on the day of arrival will be from 6:00 pm onwards.



The apartment is located on floor no._7_ of tower 3, so guests access it by elevator.



The Neighborhood:

It is one of the most complete vacation spots in the Mexican Pacific. Comprising some 305 kilometers of beautiful coastal areas, Nuevo Vallarta is a destination with a humid-tropical climate with an average temperature of 28°C, ideal to spend a relaxing, quiet and family time, since it has one of the most accessible beaches in Banderas Bay.

There are cab services nearby, as well as uber service through your app.

Notice: Please be advised that air conditioning is currently unavailable in the apartment. We sincerely apologize for any inconvenience this may cause and appreciate your kind understanding.



Important Note: We perform fumigations before and after each reservation. However, due to the characteristics of the natural environment and the tropical climate of Vallarta, it is possible that some insects may appear during your stay. We offer additional fumigations free of charge during your stay if necessary.



Important note: In this unit, we do not currently offer the oil, salt and pepper products, even though they appear in the description. We apologize for any inconvenience this may cause.



Important note: We are not responsible for lost or forgotten items in the accommodation.



-IMPORTANT: We would like to remind you that it is vitally important not to dispose of any paper in the toilet, even if it is toilet paper.

As an alternative, we have provided garbage bags so that you can dispose of the paper safely. Please cooperate with us to keep our drainage system in good condition and avoid future mishaps.



-The cleaning fee covers before and after your stay, it does not include any cleaning or laundry service during your stay.



-The rate shown per night, is the base price, which integrates 1 to 2 * guests, from the next guest this will generate a different cost of approximately 10 * dlls extra per person per night.



-The accommodation has a capacity of __2__ same as indicated in the ad, we let you know that the Airbnb platform does not count children and babies within the capacity, note that the condo if, so it is necessary that when booking integrate the exact number of guests in relation to the capacity, counting adults, children and babies.

-It is important to take into account that the area of Nuevo Vallarta due to its constant development is prone to have constructions near the condominiums generating noise during the day.



-Due to the nature of the destination it is common to find small mosquitoes called gnats on the beach that cause bites, we recommend you to use repellent so you do not have any discomfort, their bite is harmless but can cause itching.



-Electricity consumption

Due to the nature of the destination, the electricity consumption that we include, is analyzed by the vacation season in which you make your reservation and the number of rooms in your unit, so you will be sent the total KW that will include your stay when your reservation is confirmed.



Each excess KW will have an additional cost of $5 pesos.

The balance comes from the initial and final meter reading.
