Grab a kayak or fishing pole and head to nearby Borns Lake Reservoir. In the winter, rent some snow shoes and take advantage of those snowy forest trails. Pagosa Springs dining, shopping, and attractions are only minutes away and the slopes of Wolf Creek Ski Area only 35 minutes away. Inside, modern décor and warm mountain touches create a stylish place to gather. The spacious kitchen offers plenty of room for preparing everything from quick breakfasts before hitting the trails, to family dinners after a day of exploring. **SNOW CONDITIONS may arise during your winter season travel days or your vacation stay. Main roads are maintained throughout the day, however, many side roads receive less attention and every driveway has a different terrain. For your safety Please be prepared with snow chains for all two wheel drive vehicles, AWD or 4X4 are recommended during the months of November - May. HOUSE LAYOUT:

Located in the Lake Forest neighborhood, this home is accentuated by towering ponderosas, aspen trees, and a fantastic outdoor area.

Upon entry, you are greeted by a bright flourish of local art, vibrancy, and spaciousness! To your right is the open floor plan living room, dining room, and kitchen. There are ample windows that allow light to spill across the home. The living room offers a queen sofa sectional, an enormous smart TV, and additional seating with views of art. This flows to the dining room with outdoor views, seating, and a breakfast bar. The kitchen is fully equipped and very spacious to accommodate your cooking desires.

The double doors open to the home’s highlight, a massive covered deck with a sectional lounge, rocking chairs, a picnic table, and a BBQ Grill. There are even shades to roll down when the afternoon sun hits, and there is a great view of the forest, as well as national forest access. Off the porch beneath a trio of Ponderosas is a gas fire pit, chairs, and a hammock- perfect for stargazing and lounging!

Back inside, and to the right of the living room is the Primary Room, featuring a king bed, 55-inch smart TV, walk-in closet, and an attached master suite bathroom. The bathroom is a shower/tub combo.

To the left of the dining room is a hallway leading to the queen bedroom and the twin bedroom. Both rooms offer closet space, curated artwork, and comfy beds. A full bathroom with a shower/tub combo is right next to both of them.

There is a garage for your convenience as well as additional seating at the front door with stunning views of Pagosa Peak. There are kayaks for your pleasure and the walking path is half a minute away! Come make the most of your next vacation in our beautiful home!
