Pristine Pines is the perfect oasis tucked away in the beautiful town of Pagosa Springs. From decor to design, this space is bright, welcoming, and uniquely beautiful with stunning tributes to Colorado melding with modern design and comfort. When not enjoying the tranquility of the back patio, you are just a 10- minute walk or bike ride to a plethora of cafes, restaurants, and boutique stores. It is also conveniently located as a three-minute drive from essentials such as the grocery store, gas station, and much more. When you are ready to explore beyond, downtown Pagosa is only an 8-minute drive away with hot springs, restaurants, shopping, rafting/tubing and other activities are at your fingertips.

This mountain haven sleeps up to 6 people and offers everything you need to enjoy your time in Pagosa Paradise. Whether it is curling up next to the fireplace after a day out and about, or getting ready to explore by enjoying your coffee and breakfast on the deck while taking in the mountain views and watching the local deer munch on grass, Pristine Pines is the perfect home away from home.

This home is located in a beautiful and quiet neighborhood, suitable for families and adults who want a peaceful, quiet getaway. Noise & light ordinances are implemented by the county & HOA with fines for excess noise &/or leaving exterior lights on during the daytime or after 9:30 PM. Quiet hours are 9:30 pm-8 am.

Parking Notes: There is free parking for a maximum of 4 vehicles.

**SNOW CONDITIONS may arise during your winter season travel days or your vacation stay. Main roads are maintained throughout the day, however, many side roads receive less attention and every driveway has a different terrain. Home Layout:
As you enter through the front door the main living area is directly in front of you and the primary bedroom, bathroom and laundry are to your left. The main living area is spacious with plenty of seating, a cozy fireplace, large dining room table, fully appointed kitchen and wall-to-wall windows to that overlook the deck and large greenbelt area. The primary bedroom is outfitted with a queen size bed, ample storage space and has its own entrance to the first floor bathroom. Upstairs you will find the second full bathroom and two additional bedrooms, one with a second queen size bed, the other with two twins.

- No parties or number of people staying than what is paid for. These are causes for eviction with no refund
- Guests are required to sign a rental agreement, and the manager may require proof of age
