Spend your days floating in the heated pool, sharpening your short game on the custom putting green, gathering around the outdoor kitchen for sunset dinners, or unwinding beneath the gazebo with its outdoor TV as the Carolina evenings settle in.

The Outdoor Experience:

SWIMMING POOL
• A skimmer is available to address any leaf and debris that could occur in between our routine maintenance

PUTTING GREEN
• Golf balls and universal putters are provided for your enjoyment

KITCHEN
• Grilling supplies are located in the top Right drawer and propane tank is underneath the center cabinet drawer

GAZEBO TV & FAN
• Remotes are located in a dedicated clear box underneath the gazebo
Any violation to the house rules and policies herein will be subject to forfeiting the security deposit on file.

AGE REQUIREMENT
The primary guest booking the reservation must be 25 years old. If other guests or approved visitors are under the age requirement, they may not be unattended on the premise without the primary guest.

PARKING
A max of (6) six vehicles are permitted to use the dedicated driveway. Vehicles are not permitted to park on the street or in neighborhoods driveways. Violation of said parking rules will result in your vehicle being towed at your expense.

POOL SAFETY
We want every guest to enjoy the pool safely. Please note that there is no lifeguard on duty, and use of the pool is entirely at the discretion and responsibility of guests. The primary booking guest is responsible for ensuring that all occupants and approved visitors use the pool safely and appropriately at all times. Children must be supervised by a responsible adult, and no one should swim alone, dive into shallow areas, run on wet surfaces, or use glass containers in or around the pool. By choosing to use the pool, guests acknowledge the inherent risks associated with swimming and agree to exercise reasonable care. Host is not responsible for injuries, accidents, or damages arising from the use of the pool.

GLASSWARE BY THE POOL
No glassware of any kind is permitted in the pool or the surrounding pool deck area. Cups, plates, and other kitchenware supplies for the pool area are located within the kitchen cabinets on the ground level.

PET POLICY
No pets are permitted on the premises.

SMOKING POLICY
No smoking is permitted inside of the home or on any of the porches, including vapes.

EVENTS & PARTY POLICY
Parties and events are strictly prohibited.

UNAPPROVED GUEST POLICY
No additional persons outside of the approved reservation are permitted to visit or sleep in the home without prior written consent from Host.

FRONT YARD POND POLICY
Swimming in the front yard pond is strictly prohibited.

ROUTINE PROPERTY MAINTENANCE
To maintain the high standards of our Collection, the property may receive routine maintenance and service visits during your stay. These services may include, but are not limited to, pool maintenance, landscaping, lawn care, pest control, HVAC servicing, trash collection, exterior inspections, and other preventative maintenance. Whenever reasonably possible, these services are scheduled to minimize any disruption to your stay. Most routine maintenance is performed outdoors and does not require access to the interior of the home. If interior access becomes necessary for a maintenance or repair issue, we will make reasonable efforts to notify the primary booking guest in advance, except in the case of an emergency or when immediate action is reasonably necessary to protect the property or ensure guest safety. These visits do not constitute a breach of your reservation or entitle guests to a refund, credit, or other compensation, provided they are conducted in a reasonable manner and do not materially interfere with the use of the property.

RESIDENTIAL NEIGHBORHOOD & GOOD NEIGHBOR POLICY
This home is located within a private residential neighborhood where many neighbors are full-time residents. We kindly ask all guests and approved visitors to be respectful of the surrounding community throughout their stay and conduct themselves in a respectful and responsible manner. This property is not to be used for parties, events, commercial gatherings, or any activity that creates an unreasonable disturbance to neighboring properties. Any violation of this Good Neighbor Policy, including excessive noise, unauthorized gatherings, disruptive behavior, illegal activity, or repeated complaints from neighbors or local authorities, may result in immediate termination of the reservation, removal from the property without refund to the extent permitted by applicable law, and additional charges for damages or fines incurred by the Host.

QUIET HOURS
All guests and approved visitors are required to honor the quiet hours from 10:00p EST - 8:00a EST.

GOLF COURSE & FLYING GOLF BALLS
This property is located adjacent to an active golf course. As a result, golf balls may occasionally enter or land on the property, including the yard, pool area, patios, decks, driveway, or other outdoor spaces. Golf is an inherently unpredictable activity, and although such occurrences are infrequent, they are a known condition of properties situated along a golf course. Guests are encouraged to remain aware of their surroundings while enjoying outdoor areas and to exercise reasonable caution at all times. The primary booking guest acknowledges the property`s location adjacent to a golf course and accepts the inherent risks associated with flying or errant golf balls. Guests and approved visitors assume responsibility for their own use of the outdoor areas and for supervising all members of their party, particularly children. Host is not responsible for injuries, personal property damage, vehicle damage, or other losses resulting from errant golf balls or other activities originating from the adjacent golf course. If a golf ball enters the property or causes damage during your stay, please notify us promptly so we can assist in documenting the incident and, where appropriate, coordinate with the golf course or other responsible parties.

EXTERIOR CAMERA DISCLOSURE
Security cameras are installed throughout the exterior of the premises for safety and liability purposes, and are never to be removed or obstructed.

WILDLIFE DISCLOSURE
Alligators, snakes, and other dangerous or protected wildlife may be seen in or around the pond or on the premises during your stay. Wildlife should never be approached, touched, or fed. Failure to do so may result in a serious injury or death and are holding Host harmless from all liability.

SMART TVs
The Smart TVs throughout the home will require your personal log-in credentials to access certain apps during your stay.

TRASH COLLECTION
Trash collection for our home is on Monday morning. To avoid any disruption or inconvenience to your stay, we kindly ask that you place the trash bins to the street on Sunday evening and return them to their original position after it is collected.
