BEDROOM:
The bedroom has queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The bathrooms have shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay, you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery

We stock a simple selection of food for breakfast such as milk, coffee, and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a smart TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account. And TV does not have Free-to-Air access.

LAUNDRY AREA:
An external communal laundry is equipped with a washer and dryer. In your property there is an iron and ironing board for your convenience.

PARKING:
The property includes 1 dedicated parking space and additional street parking is available nearby.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
1. Please let us know if you need to check in early or leave later than the standard check-in/out times. We need to collect $110 for every hour, or increment thereof, of delayed check out.

2. STRICT `No Pets Policy` except for service or emotional support animals and `No Smoking Policy` (inside and outside). Fine: $400 plus additional fees for specialised cleaning.

3. Extra cleaning fee if the property is excessively messy: minimum $50.

4. Adhere to cancellation policies as stated on the Airbnb listing.

5. Only reserved guests may stay. For business/government agency bookings, contact us in advance.

6. No parties or gatherings of more than the maximum number of guests. Non-guests must leave by 10:00 pm. No loud noise after 10:00 pm. Penalty: $2000.

7. Basic pantry items are provided; guests need to purchase additional food items.

8. You are welcome to book if children will be under adult supervision at all times as this property is not child-proofed and does not include infant amenities (i.e. cot, high chair).
