-Smoke-free community- No smoking in the property or on the grounds
-The community may run maintenance or clean pools and other shared amenities as they see fit. Please be aware.
-No glassware permitted in outdoor areas (plastic options provided)
-No parties/ large gatherings or unauthorized guests
-No unauthorized pets
-We are Pet Friendly, pets must be requested and approved. Max 2 pets : Pet Fees (per pet): $25/day
-No mail or packages can be sent to the property
-The safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.
-There are outdoor security cameras for safety, none inside the residence
-Any violations of our house rules may result in charges to cover additional cleaning, odor remediation, property damage or neighbor disturbance costs and may result in immediate cancellation of your stay without refund.

1. Rental agreement & verification-
After booking you’ll receive a short digital rental agreement to sign — it takes about 2 minutes. You’ll also receive a secure ID verification link. Both must be completed before we send your check-in instructions. This protects you and ensures a smooth arrival.
2. Check-in & check-out
Standard check-in: 4:00 PM via smart lock (self check-in — no waiting around).
Standard check-out: 10:00 AM.
Early check-in / late check-out: Available at $30/hr, subject to availability. Just ask at least 24 hours in advance and we’ll do our best to accommodate you.
Unauthorized late check-outs over 15 minutes = fee equal to the nightly rate.
3. Smoke-free & fire-free property
This is a strictly smoke-free, vape-free, and drug-free community. No smoking of any kind — including cigarettes, cigars, vapes, or marijuana — anywhere on the premises, indoors or out. Please also avoid lighting candles, incense, or sage inside the home. A $500 remediation fee applies if this rule is not followed.
4. Quiet hours & neighborly conduct
Quiet hours run from 10:00 PM to 8:00 AM. We have wonderful neighbors — please be considerate of them throughout your stay. No parties, loud gatherings, or high-volume music at any time.
5. Registered guests & occupancy
For safety and insurance reasons, everyone staying at the property must be listed on your reservation. The maximum occupancy is 8 guests. Please don’t exceed this limit. If someone not on your reservation is found at the property, a $50/person per day fee will apply. The person who books must be the one staying — no third-party bookings, please.
6. Pets
We love well-behaved pets! Dogs are welcome (up to 2, each under 20 lbs) with prior approval. Please reach out before booking so we can confirm.
**No Cats due to Allergies, Sorry!**
Pet fees:
1–6 nights: $25/night per pet
7–27 nights: $200 flat per pet
28+ nights: $300 flat per pet
Pets must be house-trained, non-aggressive, and crated if left alone. Please clean up after them outdoors.
7. Pool, grill & community amenities
The pool, grill, and outdoor areas are managed by the apartment community and are available to you throughout your stay. Please be aware that they may occasionally be closed for routine maintenance — this is outside our control, but we’ll give you a heads-up if we know about planned closures.
No glass containers near the pool. Plastic cups are provided. Children must be supervised at all times near water.
8. Cleanliness & check-out
We ask that you leave the home in a reasonably tidy condition — similar to how you found it. Our cleaning team handles the deep clean, so there’s not much to do:
Load the dishwasher
Gather used towels and place them in one spot
Remove all personal belongings
Take out the trash
Turn off lights and lock the doors
That’s it — our team handles the rest! If you notice any cleaning concerns within the first 2 hours of arrival, please let us know right away so we can make it right.
9. Parking
Please park only in the designated spot provided in your check-in instructions. Unauthorized parking may result in towing at your expense.
10. Damages & inventory
All items in the home are inventoried. Accidents happen — if something breaks or is damaged during your stay, just let us know as soon as possible and we’ll work through it together. Guests are responsible for any missing or damaged items beyond normal wear.
Depending on your booking platform, a small damage deposit hold will be placed on your card 2 days before arrival and released after check-out.
