Barry Manor is located just outside Barryville in the western Catskills, close to the Delaware River and surrounded by the small towns, outdoor adventures and laid-back atmosphere that make this part of Sullivan County so special.

The home sits at the corner of Tuthill Road and Van Tuyl Road in a quiet rural residential setting. While there are plenty of trees around the property, this is not a secluded cabin in the woods: both roads and neighboring homes are visible from portions of the property. We want guests seeking complete isolation to know this before booking.

The upside is easy access to everything nearby. Start your day with coffee on the deck, then head into Barryville (a 5-minute drive) for breakfast, vintage shops and the seasonal Saturday farmers market. For lunch or dinner, explore favorites like The Heron in Narrowsburg or Black Walnut in Callicoon.

The Delaware River is a huge draw—perfect for canoeing, kayaking, tubing or simply relaxing along its banks. Nearby outfitters offer rentals and guided trips, while hikers can explore Minisink Battleground Park, Tusten Mountain Trail and other trails throughout the region. Fall brings spectacular foliage and crisp mountain air.

In winter, skiing and snow tubing at Ski Big Bear are about 20 minutes away. Year-round, there’s plenty to explore throughout the river towns, from galleries and antique shops to restaurants, farmers markets and live music.

Bethel Woods—site of the original 1969 Woodstock festival—is about 30 minutes away for concerts, festivals and the Museum at Bethel Woods. Or catch a show and dinner at Forestburgh Playhouse—a charming regional theatre presenting professional musicals, plays and cabaret.

Once you're done exploring, settle in back at home: soak in the hot tub, light the fire pit, play a round of pool and enjoy an easy Catskills night at Barry Manor.

Guests will have private access to the home and its outdoor spaces during their stay. Self check-in is available via smart lock for a seamless arrival.

    The home includes:
    • Private hot tub
    • Fire pit + backyard
    • Wraparound deck
    • Lower-level recreation + fitness area
    • Free onsite parking for up to 3 cars

A few closets and cabinets throughout the home are locked for owner and housekeeping storage and are not accessible to guests. All advertised living spaces and amenities remain available for your enjoyment.

You’ll definitely want a car to explore the area.

Barry Manor is located near Barryville, with easy driving access to the Delaware River, Narrowsburg, Callicoon and other western Catskills destinations.

If you’re coming from NYC, we highly recommend arriving via Route 97 from Port Jervis. The drive takes you along the famous Hawks Nest overlook, with dramatic views of the Delaware River between the Catskills and Pocono Mountains.

The nearest train station is Port Jervis, approximately 20–25 minutes away by car. From there, you’ll need a car or arranged transportation to reach the house.

When approaching Barry Manor, we recommend using Van Tuyl Road rather than the lower Tuthill Road entrance, particularly during winter and mud season.

Free onsite parking is available for 3 vehicles.

    • Minimum age: For compliance with our insurance policy, the primary guest booking the reservation must be at least 25 years old.

    • Pre-arrival requirements: All reservations require the primary guest to sign our rental agreement/liability waiver prior to check-in. A link will be sent after booking.

    • Setting: Barry Manor is located in a quiet rural residential area at the corner of Tuthill Road and Van Tuyl Road. Neighboring homes and the surrounding roads are visible from portions of the property; this is not a totally secluded or isolated home. Our neighbors across the road have dogs who may occasionally be heard barking when they’re outside. We ask guests to be considerate of our neighbors and keep outdoor noise and music at respectful levels.

    • Dirt road access: Tuthill Rd is a town-maintained dirt road. During winter and early spring (freeze–thaw “mud season”), the lower Tuthill Rd hill from Route 97 can become soft or slippery. AWD or 4WD vehicles are strongly recommended if using this route during these periods. We suggest approaching Barry Manor via Van Tuyl Rd, which is fully paved but also has a steep incline shortly after turning off Route 97.

    • Snow removal: During snow season, our driveway is plowed by a local company once snowfall reaches approximately 3 inches. Decks, steps, and walkways are self-service; snow shovels and salt are provided and stored.

    • Hot tub: Our 6-person Bullfrog spa is available year-round. Children must be supervised at all times, and guests must follow all posted hot tub rules.

    • Pets: Dogs are welcome for $89 per dog, per stay; no cats. Dogs may not be left unattended or on furniture or beds.

    • Allergy note: A cat previously spent time in the home. The property has since been professionally deep cleaned, but guests with severe cat allergies should be aware that residual allergens may remain.

    • Security: The property is equipped with two outdoor security cameras with audio that monitor the front entrance/porch and the side entrance to the lower level. Cameras are for security only and do not record any indoor or private areas.

    • Check-in is anytime after 4 PM and checkout is by 11 AM. Early check-in and late checkout may be available upon request for an additional fee, except on same-day turnovers. Check with us 24 hours prior to your arrival/departure to confirm availability.

    • Like many homes in the Catskills, Barry Manor operates on a private well and septic system. We ask guests to be mindful of water usage by avoiding running multiple high-water appliances at the same time, flushing only toilet paper, and keeping grease and food waste out of the drains.
