External Living | Private Heated Pool & Outdoor Dining
This enchanting residence spans an expansive 2,200m² outdoor space, featuring a private 50m² (1.10-1.40m depth) heated pool (can be heated with additional fee) surrounded by premium sun loungers each topped with a luxurious mattress for added comfort. Adults can unwind on the sun beds before indulging in al fresco dining by the gas BBQ, all while basking in the glow of the setting sun. The veranda serves as an idyllic spot for enjoying ice-cold G&Ts, as you take in the serene landscape and witness the sun’s descent into the Cretan Sea. An outdoor shower is conveniently located by the pool, and there’s ample parking for up to three cars at the villa's entrance. With bespoke outdoor settings and tableware, this luxurious retreat is the perfect holiday escape for those seeking an unparalleled living experience and unforgettable memories. For our younger guests there are outdoor playground to enjoy. An EV-charger for electric vehicles is also available.



Outdoor Pool Heating Policy
- Pool Temperature | Heating temperature could vary up to 26 °C subject to the outdoor weather conditions.
- Preferred Months | Pool heating is typically used during the months March - Mid June & October, November.
- Advance Notice | 2 days’ notice prior arrival is mandatory for the pool to reach the optimal temperature.
- Additional Fees | 70 €/day
- Booking Duration | Pool heating is exclusively bookable for the entire stay, at the cumulative cost as outlined above.
- Weather Conditions | When the outside temperature is above 25 °C or in case of rain it shall not operate. Kindly note that a pool cover is not available

Internal Living | Beds&Baths
Boasting enviable views over Episkopi Beach, this elegant retreat offers a chic yet laid-back ambiance that elevates guest comfort. Each bedroom is adorned with fine art, creating a distinct identity while indulging guests with top-tier design and amenities. Soft, coastal-inspired tones infuse the interiors, enhancing the ethereal elegance of the 300m² space, which excludes an additional 30m² Guest House. The lavish living and dining areas, equipped with first-class appliances, ensure a seamless blend of contemporary comfort and leisure. The home features four bedrooms—two with en-suite bathrooms—plus one shared bathroom and a WC, and a Guest House with an additional living-kitchen area, bedroom, and bathroom. Accommodating up to 10 guests in real beds, with space for two more on a sofa bed (in a common space) and sofa bed (at the guest house), the villa comfortably hosts a maximum of 12 guests.

- Ground Floor: Living Rooms (featuring a 65’ Smart TV) & Dining Table & Kitchen, the area offers direct access to the pool boasting pool views.
- First Floor: Two Double Bedrooms with queen-size beds (1.60x2.00), featuring en suite bathroom with bespoke walk-in shower & a sink, Smart TV 43’ & access to a shared balcony with sea views. • One Twin Bedroom with two Single beds (0.80x2.00), with Smart TV 43’ access to a shared balcony with sea views • One Double Bedroom with Queen Size bed (160x2.00), with Smart TV 43’ and countryside views • One additional, shared bathroom with walk-in shower & sink plus one WC are located in this floor • One more guest can be accommodated to a common area sofa. The maximum capacity of the home is 9 guests.

*Guest House (Separated Entrance): Living Room (featuring a 43’ Smart TV) & Kitchen, the area offers direct access to the Garden, and a sofa bed can be provided for one more guest to sleep • One Double Bedroom with Queen Size beds (1.60x2.00), with Smart TV 43’ and aces to a garden • One additional, shared bathroom with walk-in shower & sink is also available to this home. The maximum capacity of the home is 3 guests.

Your Home Stay Includes
Welcome basket included, courtesy of the owner • Housekeeping service with fresh towels and linen changes every four days (included for stays of 6 nights and above) • Pool and garden maintenance twice per week • Baby cot, High chair & Children’s plastic (non-breakable) plates and cups are available upon request.
