The property the house is on is beautiful (ie garden & upstairs house) but it’s important to note that the property you are booking is the basement (this was not clear to me when booking, I only realized after rereading the reviews). Possibly a few pics showing the entryway to the basement or additional info in the description would help clarify this to potential renters. The basement area is very large and clean, with a great game room that was a blast with kids. There are lots of rooms with comfy beds and a fully stocked kitchen (dishes/pots/pans), though the layout is a bit strange (2nd bathroom is spilt with toilet in the entry way while the sink/shower is down a long skinny hallway on the other side of the living room). We enjoyed our 1 night stay and the owner was very sweet, but I would strongly recommend to the owner to move to an electronic and pre-booking/pre-arrival list of rules and associated charges for damaged/lost items instead of a walkthrough process upon arrival. It was an unexpected way to start our stay that set us back on plans, and while the majority of rules are understandable and doable, it caused several members of our party to not be able to feel relaxed/comfortable with the fear of being charged for anything they did (ie rolling suitcases across the white carpet which would result in an additional cleanup charge). This was not realistic for those with large suitcases or back problems. If this information was presented up front and something that could be reviewed prior to booking we would have had time to prepare and/or consider if this was the best/most realistic option in hopes to maintain the upmost respect for your property and comfort for our group.
