This awesome beach home is light and bright with a spacious floor plan, Located on our favorite street in MB, Relax grill and soak up the sun on your patio, Centrally located for walking to Belmont Park, The Plunge, shopping, restaurants and coffee!


Property Summary:
- 1st floor of duplex with private entrance.
- 2 bedrooms.

Living Arrangements:
- A comfortable living room with flat screen Smart TV and plenty of couch space.
- A dining space with table that seats 6.
- A well appointed kitchen with everything you need to prepare meals.
- Patio space with exclusive access to BBQ and a dining table.
- Like most properties at the beach, this property has no AC. Open the windows, and the cool ocean breezes flow into the property.
- You can sleep 5 people comfortably and have plenty of living space to relax, connect with one another and share a memorable experience.

- Inviting spacious patio split with unit above.
- Gas BBQ.
- Picnic table and umbrella with seating for 6.
- Access to beach chairs, beach toys, umbrellas, and body boards.

Sleeping Arrangements:
- 1st bedroom with a King bed.

- Full-sized pull-out sleeper sofa in the living room.

- One bathroom with combination tub/shower.

- Keurig single-cup coffee maker.
- Plenty of dishes and glassware.
- If you love to cook, bake and BBQ like we do, you`ll find everything you need and plenty of counter space.

Parking Arrangements:
- You will have access to a very tight carport in the back of the house.
- The spot will not fit larger vehicles- dimensions are 6` (W) by 13` (L).

Additional Amenities:
- All bed linens provided.
- All bath and beach towels provided.
- FREE full sized washer and dryer for your use (shared with unit above.)
- We provide all the little things too: paper products for bath and kitchen (paper towels, napkins, toilet paper, Kleenex), bath and hand soap, shampoo, dish soap, laundry soap, tin foil, and cleaning products.

Toys and Entertainment:
- High speed internet.
- Beach toys, body boards, umbrella and beach chairs provided.
- Beach towels provided.
- Main living area has an HD flat screen Smart TV.

❗️Please note, the washer/dryer is shared with the unit above. Keep the door locked at all times.

❗️ The thermostat is only set to operate heat. There is no air conditioning. We have provided several floor fans for extra comfort in addition to the ceiling fans.

☀ The home has an exterior security camera (facing boardwalk + alley). It is not located inside the home.

☀We have an additional rental agreement that is required to be signed after booking your reservation. We also collect a copy of your government ID/license as required by our insurance company to have on file. We reserve the right to cancel reservations if these requirements are not met within 24 hours of booking.


☀ Unexpected circumstances happen - we HIGHLY recommend purchasing travelers insurance to protect your stay. No exceptions can be made to the cancellation policy or refund policy.

☀ All reservations are subject to a non-refundable 5% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS)
HOUSE RULES:
**Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host without refund.**
1. No parties, large gatherings or unauthorized guests. Maximum occupancy for this property is 5 people. There shall be a minimum fine of $500 for this violation.
2. No smoking, drugs or illegal substances anywhere on property. There shall be a minimum fine of $1,000 for this violation.
3. Quiet hours 10pm-8am. Be respectful of neighbors and keep noise levels down at night. There shall be a minimum fine of $500 for this violation.
4. Must be 25 years and older to book.
5. No pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation. If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No other species allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied.
6. Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
7. A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind.
8. No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee.
9. We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances.
10. All reservations are subject to a non-refundable 5% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS)
11. Additional rules may be posted at the property or provided in materials/information at the property.


Rental Agreement
Please read and sign the agreement below
Guest and
Host: West Coast Homestays LLC (“Host”).

THE PREMISES. The Guest agrees to occupy the following residence from the Host.

LEASE TERM. The Guest shall be allowed to occupy the Premises during their confirmed/booked dates (the “Occupancy Term.”) Check in shall be no earlier than 4:00PM on the first date of the Occupancy Term. Check out shall be no later than 10:00AM on the last date of the Occupancy Term or guests shall incur a late fee of $100 for each half hour they are late to check out.

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.

OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of number of guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.

CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement. Again, this DOES NOT apply to Airbnb guests.
Credit Card Processing Fees & Cancellations (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU): All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 5% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.

SUBLETTING. Guest does not have the right to sublet the Premises, in whole or in part, or to otherwise assign, transfer, or convey any rights under this Agreement to any third party. Guest shall not list or advertise the Premises on any platform or service, nor accept any compensation from any third party in connection with occupancy of or access to the Premises. Any unauthorized subletting or transfer of occupancy rights shall constitute a material breach of this Agreement, entitling Host to immediately terminate this Agreement without refund and to pursue any other remedies available at law or in equity.
NO TENANCY; VACATION AND HOLDOVER. Guest expressly acknowledges and agrees that this Agreement creates a limited license to occupy the Premises for the Occupancy Term only, and does not create a tenancy, leasehold interest, or any other possessory right in the Premises under California law or any other applicable law. Guest is a transient occupant and licensee only. No landlord-tenant relationship is created by this Agreement, and Guest shall not be entitled to any of the rights, protections, or procedural requirements afforded to tenants or lessees under California law, including without limitation any notice requirements under the California Civil Code or Code of Civil Procedure. Guest shall vacate the Premises no later than the checkout time on the final date of the Occupancy Term. Time is of the essence with respect to this obligation.

Great experience!

My niece and I so enjoyed our stay here! The vacation rental was spotless, roomy and well equipped. The location is quiet yet convenient to the beaches, and the neighbors proved to be more like family than strangers. I would only rent from Kimberly again in Mission Beach, as she was helpful and in touch about how are stay was going.

South Mission Beach

The property was on the Bay side with a short walk to the beach, was very clean and offered a very small parking space. In this area any parking space is a bonus. The 2 bed/1 bath was small but had everything required. Really enjoyed grilling in the front patio and making friends with the neighborhood cat.

Great place!

Comfortable, clean, quaint. Great access to beach and bay. Neighboring yards beautifully kept, so if you are sitting on patio you still have a nice view. Had 4-6 adults at a time and we were not stubbing over each other. Comparatively stocked but could use a little more of basics. Would highly recommend.

Mission Beach

Very clean and exactly as advertised. We liked the location. Less than a minute in one direction to a beautiful and quiet bay with a sandy beach, a few blocks the other direction to the ocean side beach. There is a busier end of Mission Beach Boulevard and an quieter end, we were happy to be on the quieter end.

Staycation

We live in San Diego and previously lived in Pacific Beach for 8 years (pre-kids). Staycation planned as the restrictions of the pandemic were being lifted and to kick off summer. Great location--Allerton is a sidewalk so the traffic is mostly people out for a walk. Great neighbors that we enjoyed meeting. Great overnight jetty parking--space included is really small (Civic/Fiat)...patio was a great place to gather. Great fireworks nightly (thanks for the text reminder). Treat yourself and enjoy all that San Diego has to offer and give this place a try.

Nice Place Nice Location

House was exactly as described. It’s not new inside but well appointed and cared for. Loved the location - short walk to beach and bay. Surrounding neighbors and families very nice and house had everything we needed for 2 adults and our 2 teens. Nice owners. Would stay there again.

Didn’t Meet Expectations

The house was very small and had the very bare minimum. The location was perfect as we could walk to the bay and the beach and that’s why we rented the house. The unit above ours was rented by our friends and was absolutely gorgeous and completely open, bright and new. Our rental was very dark, small and didn’t have much to offer other than a place to sleep. I would most definitely rent the unit upstairs but not this unit again. Wasn’t that comfortable as it was dark, very hot with no ac and no way to get a breeze and was dark inside with not a light of natural light.
