Amazing authentic big Tuscan mansion. 14 guests. 7 double bedrooms in total. Large bright dining room with fire place, fully equipped kitchen. Private pool (15x7mt). About 15 minutes drive from San Gimignano, the most famous medieval village just between Florence and Siena. Air conditioning, Wifi, parking area!! The property is at your exclusive disposal including a large equipped kitchen and a big dining room able to accommodate up to 20 people sitting. Spacious living room with sofa units.
IMPORTANT: IT'S IMPOSSIBLE TO STAY HERE WITHOUT HAVING CARS. NO TRASPORTATION AND NO TAXI SERVICES.

- Ideal place for those who love to keep in touch with the nature. This is one of the most quiet place on Earth but 8 km only from every kind of services and activities: grocery stores, bars, pizzas, restaurants, pharmacies, atm, petrol stations, tennis court, so on..
IMPORTANT NOTE: there is 2 km of gravel road from the main street to get to the property. However the road is in good condition. I'm usual to drive it with a SMART FORTWO so don't worry. BUT IT COULD BE A PROBLEM IF YOU HAVE A SPORT CAR SUCH AS A FERRARI ;)

The ground of the property is fenced. Gazebo in the garden for your alfresco dining or so.. The pool area is equipped with sun beds, outdoor sofa units and sun umbrellas. Pool towels are provided (one per person at the arrival). Pool is 15 X 7 meters!

The property consists of a main unit, one Tuscan barn and an adjacent area composed of big living space with fire place and spacious professional kitchen to enjoy your time at the villa all together.

Adjacent unit (main Kitchen and big Living area):
This area is accessible from the rear garden of the property (where there is the pool area and a big gazebo with large table) but also from the "courtyard" in the middle of all the three units. All spread on the ground floor, it consists of a modern full equipped professional kitchen and a big dining room with fireplace, really large table and sofa.

Main unit ground floor:
- 4 double bedrooms (each one with bathroom ensuite. 4 bathrooms with shower, WC, washbasin, bidet). All the bedrooms of this apartment they are on the ground floor and they have French windows allowing you enter directy the garden of the property.
- A bright living area furnished with armchair and sofa units. Main entrance of the apartment by a large door-window from the garden.
- A spacious kitchen which is also an additional smaller dining room. Here you'll find a big table for 8 people, fridge, freezer, stoves, dishwasher.
The first floor of the main unit it is closed as it is our private space. Of course it will remain closed and nobody will use this unit during your stay (including me and my family) to guarantee your total privacy 100%! As we rent the property at your exclusive private disposal! In case you are a very big group and you need 3 additional bedrooms (over the 7 which composed the 2 units described) on request we will be able to open for you also the 1st floor unit at an additional extra cost price (need to know at the moment of the reservation).

Barn:
It is on two floors with direct access from the garden. On the ground floor you'll find a small living dining area with sofa and well equipped kitchenette (fridge, freezer, sink, dishwasher, stoves, cutlery, tablet clothes and all you'll need), a table ideal for 6 people. NOTE: However consider you'll use the bigger kitchen and bigger dining area of the adjacent structure to stay all together and the livingroom on the groundfloor of the main structure for the same reason.
On the ground floor of the barn there is also a double bedroom with French window which faces above the courtyard of the property. The bathroom is part of the bedroom itself but separated by a small hallway allowing you to enter from the living space also. In the bathroom on the ground floor: shower, WC, bidet, washbasin. Same furniture of all the others bathrooms.
On the first floor you'll find 2 double bedrooms, each one with ensuite private bathroom.

Have cars or a mini van is mandatory for a stay at the villa. You can rent cars in advance and then take them at all car hire agencies which are at all airports of Italy or at one agency in the closer of Florence Santa Maria Novella train station, where high speed trains stop (about 45 minutes drive). Closest Airport is Florence 1 hour, Pisa 1 hour and half, Bologna 2 hours, Rome 2 hours and 45 minutes.

The entire property is at complete private disposal of your group! There are no other guests and no owners as we live in another village about 30 minutes away. We rent the entire place in self catering but we can assist you if you want to have some private chef services or similar.

PRICE INCLUDES:
- Bed and bath linen: you'll find the place already prepared for a comfortable stay.
- Towels for the pool: 1 per person at the arrival.

- Final cleaning (However we kindly ask you to bring with you your trash before leave the property. Please leave the kitchen as you'll find at the arrival with no stoves to wash and so on).
- The entire place at your private exclusive disposal, in self catering.
- Private parking area next to the property with direct access to the garden by a small gate.
- We provide a welcome kit in each bathroom with small soap and shampoo and one toilet paper roll. In case you'll finish this items consider there are lot of supermarket that you can reach by car in San Gimignano or Poggibonsi. Same thing for the oliven oil salt and pepper you'll find in the kitchen.

PRICE NOT INCLUDE:
- tourist city tax: 1,5 Euro per night per person for the first 5 nights of a stay (children under 12 yo free of charges)
- eventual extra cleaning during your stay, or bed and bath linen changes (need to know large in advance possible)
- In case of events at the villa we need to know in advance and discuss about it cause there are special terms and conditions that you have to be aware of!
- In case you'll be more then 14 people (always can't accept more then 20 people) we'll be able to open for you the 1st floor unit of the main structure which usually remain closed. In this case we will have to send to you the right price of course, so need to know before of a reservation.

THE AREA:
NOT POSSIBLE TO STAY HERE WITHOUT HAVING CARS! There is no transportation in the area. Taxi service is absolutely rare and not work like in a city. You have to come by car, that's really important as the property is in a remote area.
Distances:
- Florence Airport: 60 km (about one hour drive)
- Pisa Airport: 70 km (about same duration of the rout from Florence Airport)
- San Gimignano: 8 km (grocery stores, bars, pizzas, restaurants, petrol station, banks, pharmacies..)
- Certaldo: 16 km (25 min drive)
- Volterra: 28 km (amazing panoramic road), on your way to the famous Golfo di Baratti and Populonia along the coast with amazing beaches, ideal rout for a full day trip. To reach Baratti area consider about 2 hours by car).
- Siena: 50 km (about 45 minutes). Siena is not so big and you have no problem of parking here. Just park your car along the fortress or close to the soccer stadium, which is just next to the pedestrian area of the center. While going to Siena we suggest a short stop to Monteriggioni (amazing small village which still preserve entire medieval circle walls). Also you can drive some stunning Chianti roads!
- Florence city center: 66 km (about one hour drive, depends by the traffic in the city). If you want you can also reach the small train station of Poggibonsi-San Gimignano (in Poggibonsi town center) which has free parking just next to the rail building and catch a train to Florence Santa Maria Novella, which is just in the heart of the center of Firenze! It is a journey of about one hour but you will avoid traffic and parking troubles of the city. About one train every hour from the very early morning to the late evening (same to come back).
- Antinori nel Chianti Classico Wine farm: About 38 km away (40 minutes drive. One of the most famous cellars. The wine farm is renowned for excellent wines and also for the characteristic architecture, in fact it is completely built inside of a hill covered of vineyards, along your road to Florence, close to Badia a Passignano and Panzano in Chianti (where you'll some of the best restaurants of the region). A wine tour here has to be booked large in advance. However close to San Gimignano there are lot of excellent wine farms, for example Fattoria di Poggio Alloro, a family farm where you can have great wine tour and test not only wines but also other local products such as their cheeses, salami and olive oil.
