IMPORTANT NOTE: IT'S NOT POSSIBLE TO STAY HERE WITHOUT CAR.
1,5 Km gravel road to reach the house. Not ideal if you have a low sporty car but ok for all normal cars. Consider I'm usual to drive this road with a Smart Fortwo with no problems.

The entire barn of our property is for you only. It is on two floors with direct access from the garden. On the ground floor you'll find a living area with sofa and well equipped kitchenette (fridge, freezer, sink, dishwasher, stoves, cutlery, tablet clothes and all you'll need), a table ideal for 6 people.
On the ground floor there is also a double bedroom with French window which faces above the courtyard of the property. The bathroom is part of the bedroom itself but separated by a small hallway allowing you to enter from the living room also. In the bathroom of the ground floor: shower, WC, bidet, washbasin. Same furniture of all the others bathrooms.
On the first floor you'll find 2 double bedrooms, each one with ensuite private bathroom.

- shared pool (15 X 7 mt). You will share this area with maximum 16 others people of the others two units that we rent (each of the other two units can accommodate 8 guests). Me and my family we go to the villa just few times, mostrly over the week end if there is one of the three units available.
- parking area just next to our property with direct access from the ground of the farmhouse.
- small laundry area at your disposal in the property, to share with eventual other guests. There is washing machine (no dryer machine).

NOTE: Young party vacation not allowed please. We prefer to mantain a quiet ambience. Children of course they are welcome.

PRICE INCLUDES:
- Bed and bath linen: you'll find the place already prepared for a comfortable stay.
- Towels for the pool: 1 per person at the arrival.

- Final cleaning (However we kindly ask you to bring with you your trash before leave the property and to leave the kitchen in good shape with no stoves to wash and so on).
- property parking area next to the garden of the villa

PRICE NOT INCLUDE:
- tourist city tax: 2,5 Euro per night per person for the first 5 nights of a stay (children under 14 yo free of charges)
- eventual extra cleaning or bed and bath linen changes

Our property is setting in a rural area. It's the ideal place if you are looking for a real tuscan vacation less then 15 minutes drive from all kind of services, shops, restaurants.. (YOU HAVE TO HAVE A CAR). The area is the perfect one for those who love to keep in touch with the nature without missing a visit to cities of art (such as Florence and Siena) and historical medieval most characteristic italian villages like San Gimignano, Volterra, Certaldo Alto.. Staying here you have the opportunity also to see deers, roe deers, others animals in their natural enviroment just while hung out the pool! All the property is fenced
Also you'll find lot of excellent wine farms in the area!

- Florence Airport: 60 km (about one hour drive)
- Pisa Airport: 70 km (about same duration of the rout from Florence Airport)
- San Gimignano: 8 km only! (grocery stores, bars, pizzas, restaurants, petrol station, banks, pharmacies..)
- Certaldo: 16 km (20 min drive)
- Volterra: 28 km (amazing panoramic road), on your way to the famous Golfo di Baratti and Populonia along the coast with amazing beaches, ideal rout for a full day trip. To reach Baratti area consider about 2 hours by car).
- Siena: 50 km (about 40 / 45 minutes). Siena is not so big and you have no problem of parking here. Just park your car along the fortress or close to the soccer stadium, which is just next to the pedestrian area of the center. While going to Siena we suggest a short stop to Monteriggioni (amazing small village which still preserve entire medieval circle walls). Also you can drive some stunning Chianti roads!
- Florence city center: 66 km (about one hour drive, depends by the traffic in the city). If you want you can also reach the small train station of Poggibonsi-San Gimignano (in Poggibonsi town center) which has free parking just next to the rail building and catch a train to Florence Santa Maria Novella, which is just in the heart of the center of Firenze! It is a journey of about one hour but you will avoid traffic and parking troubles of the city. About one train every hour from the very early morning to the late evening (same to come back).
