A beachfront dream, this villa is just steps to the sandy and uncrowded private beach. This well-kept, updated, clean villa offers phenomenal back deck views of dolphins, deer, osprey, shrimp boats, and incredible Westerly sunsets over the Atlantic Ocean. One of the 106 coveted Pelican Watch villas is under new ownership and has been freshly painted in a palette of crisp whites and thoughtfully redecorated. The owners of this villa want to share their love of the island and this beachfront property with vacationers. They have thought of everything to make your island stay a memorable and magical one.
Inside the villa, the open floor plan features a bright and airy living/dining area with streaming and cable TV. and a cozy, modern, electric fireplace. With comfy seating, the living room is an ideal space to unwind after a day at the beach. The living room also offers a sleeper sofa for 2 with a mattress topper, offering guests a second sleeping space within the villa. The living area leads to the covered balcony, a true highlight of this property. Wake up to views of the sand, pelicans, and the shrimpboats heading out to sea. Catch an evening sunset over the beach. Dine al fresco in the salt air at the table that seats four. Beach chairs are also provided making the walk down to the beach a breeze. Guests are welcome to access the boardwalk right from the stairway on the back deck.
The fully equipped, bright kitchen looks out into the open living and dining area. With granite countertops and modern appliances, the kitchen is well-stocked for preparing and serving foods. Both a standard coffee maker and K cup are provided. A washer and dryer are off the kitchen area for the convenience of guests. A few laundry pods are provided.
The guest hallway bathroom boasts a beautiful vanity, tile floors, and shower. The spacious master bedroom includes an ensuite bath and a cozy king bed. By the window, the oversized, plush, leather chair is a great spot to catch up on some reading.
Well-behaved dogs are considered too with a pet fee. Contact us to discuss having your beloved dog join you on your island stay.
Guests adore the ocean views and love to walk to the beach, the beach club, the island house, Pelican's Nest restaurant, and golf. Seabrook Island's tranquil, private, oceanfront community blends natural beauty with world-class amenities. Among the many highlights are two renowned championship golf courses: Ocean Winds, designed by Willard Byrd, and Crooked Oaks, created by Robert Trent Jones, Sr. The island also boasts a state-of-the-art tennis center, pickleball courts, a full-service equestrian center, a comprehensive fitness and aquatics complex, and miles of pristine, vast beaches. For dining, residents can indulge in a variety of seasonal indoor and outdoor restaurants. Conveniently located nearby are both Freshfields Village and Bohicket Marina. Freshfields Village is a charming spot for upscale shopping, casual and fine dining, and family-friendly outdoor events. Kiawah Island is a short drive and Charleston is a scenic 21 mile drive into the historic city.

PARKING: This property allows for a maximum of 2 vehicle gate passes. Electric LSV vehicles (low speed golf carts) are unfortunately prohibited at the villa complex. Gas powered LSVs allowed but count towards vehicle max count and require a pass. CHILDREN: Children welcome. LONG-TERM RENTALS: This property is open to winter monthly rentals and long-term rentals. Please contact us for discounted monthly rental rates. LINENS, TOWELS, & STARTER-KIT OF SUPPLIES: Included in this rental, for the convenience of our guests, are comfortable, white linens and a selection of bath and hand towels, as well as washcloths. A starter set of hand soaps, bath soaps, shampoo, toilet tissue, paper towels, laundry detergent, dish detergent, dish soap, a kitchen sponge, and kitchen towels are included. Guests staying for an extended stay may need to purchase or bring additional supplies. Beach towels are not included (although towel service is available at the Beach Club.)
WASHER & DRYER: A washer and dryer are located in the unit for your convenience. Should you require wash n fold service, please let us know. Coffee Maker: Single Serve & Carafe Coffee Maker on site. (BYO ground coffee for carafe or use provided Keurig K-cups.)
AMENITY CARDS: Amenity cards offer exclusive access to the Seabrook Island beach club, dining club, tennis and award-winning golf. Without this card, access is prohibited. Amenity Cards are INCLUDED with this rental (a $50 day savings). Guests also have complimentary access to the uncrowded and private beaches, equestrian center, and the outdoor Lakehouse pool. The fitness center is accessible for a daily fee of $16 per guest. Whether you are fishing, crabbing, biking, kayaking, or shopping, there is something for everyone. Beginning January 1, 2025, pre-order forms will be mandatory for all guests wishing to use the outdoor Lakehouse pool. Please ensure that your completed form is submitted to the amenity office at least two weeks prior to your arrival to avoid a $10 late fee. Due to the volume of requests and the card preparation process, the office is now unable to accept information over the phone.
ISLAND ACCESS & PARKING: As the island is a gated, private island, each vehicle entering the island will require a gate pass for island access. Seabrook Island Property Association (SIPOA) has now started charging a gate pass fee per vehicle. This property has a limit of 2 vehicle passes. This $45 fee per vehicle applies to guests staying 1 night – 179 nights. Our rental agency is responsible for collecting the fee. Gate pass name information for each car is due one week prior to your arrival. For each pass, a driver's name must be provided. Drivers may be required to show a valid Driver's license when at the gate. Once a vehicle has a gate pass, any licensed driver can drive that vehicle. Electric LSV vehicles (low speed golf carts) are unfortunately prohibited at the villa complex. Only gas-powered LSVs allowed.
CHECK IN: For our guest's convenience, we offer a prompt, self check-in process. Guests will directly check-in at the property with a code for the keypad on the door. We, however, are always a phone call or text away. We offer as much assistance with check-in process as needed. Our office is available to answer questions

CLEANING: Our housekeeping teams are among the most detailed anywhere. Cleanliness is a hallmark of every stay. Our housekeeping teams are trained to use the best hygiene practices at all times. With the combination of these best detailed practices, our employees, clients, and guests should be safe from the spread of germs. We launder the bedcoverings (comforters, bedspreads, quilts) after every single stay.
THE AREA: Guests will find that the area offers so much to do. With vast, uncrowded beaches, an array of recreational offerings, and the historic city of Charleston just 21 miles away, an adventure awaits you daily.
IN THE EVENT OF A STORM: If a Mandatory Evacuation Order for Seabrook Island is given during the dates of your stay, The Owner/Host or the Property Management Company shall refund 100% of all deposits, payments and / or monies paid by the traveler. Owner/Host or Property Management Company shall have no further liability with respect to the Reservation. Please note that if there is inclement weather in the other 49 states, prohibiting the traveler (or guests in traveler's group) from getting to Charleston, a refund will not be issued and, Owner/Host or Property Management Company shall have no liability with respect to the Reservation. During months where there is a potential for inclement weather, such as hurricane season, we strongly suggest travelers obtain insurance.
POLICY ON SMOKING: No smoking please. Violators will be fined for in-home smoke damages.
CANCELLATION POLICY: Free cancellations up to 30 days before your stay.
PARTIES: THIS IS an ideal property for making memories but this is NOT A PARTY PROPERTY!!
