Summit Sky Ranch is certainly an outdoor lover’s Shangri-La - located in the Blue River Valley, surrounded by mountains, where life seemingly approaches perfection. At Basecamp 970, you are perfectly positioned for spectacular outdoor adventures year-round. From here, you can experience the thrill of skiing world-class ski resorts, snowmobiling powder filed meadows, fly fishing gold medal trout streams, mountain biking a variety of spectacular terrain, or simply exploring endless miles of trails in the rugged mountains of the Gore Range Wilderness. There is a reason why Summit County is nicknamed “Colorado’s Playground” and we encourage you to experience it all for yourself. Come be our guest! Your stay will be nothing short of magical!
The Space: Step into this amazing home and feel the fresh and welcoming energy in the air! The upper level has a large open-space entertaining area with a large stone fireplace, floor to ceiling windows, and well-appointed modern furnishings including crisp yellow lounge chairs, jazzy light fixtures, and contemporary artwork. The gourmet kitchen is fully stocked and the open floor plan encourages conversations throughout the kitchen, dining room, and living room. There is a lovely sunny deck off of this room to relax, sip your morning coffee, or grill your steaks. On this upper level is the primary king bedroom with views down the valley. This beautifully decorated room boasts warm whites, earthly blues, and muted yellows to create a fresh, cozy, and clean ambience. The luxury primary en suite bathroom features a luxurious tub and large shower for your choice of relaxation after the adventures of the day. A powder room and laundry room are also found on this floor. In floor radiant heating keeps all the floors in this home warm so no cold floors! Wander downstairs under the sparkling chandelier through the beautiful foyer and find three more bedrooms on the lower level. There is a cozy room with two twin beds with playfully colored comforters, a queen room with a floor to ceiling glass door and large windows with spectacular views, and another cozy queen bedroom with a large window with more superb views! A large bathroom with shower is shared by the lower level bedrooms.
There is a heated garage that holds 2 cars and another third car can fit in the small driveway. Please take note that the driveway is a shared driveway with another home and cannot be blocked.
We strive to make your stay as comfortable and convenient as possible! Our vacation rental homes come with a starter kit of essentials, including toilet paper, paper towels, laundry and dish detergents, shampoo, conditioner, body wash, Kleenex, cleaning supplies, trash bags (for kitchen and bathroom), and all towels and linens. Relax and enjoy – we’ve got you covered!
*Please note: This home does not offer a private hot tub or pool. Summit Sky Ranch offers 4 different shared hot tubs and 1 heated pool in the neighborhood for guest use. Full details including restricted guest hours are listed directly below*
Guests of Summit Sky Ranch Rentals have access to a variety of Summit Sky Ranch amenities including the private hiking trails, private fishing waters, the Aspen House, and our Lake House. The Aspen House amenities include: an outdoor heated pool, two hot tubs, a fitness center, a wellness room, a Ping-Pong table, a community gathering area with local tap beer and wine available, and an outdoor fire pit complete with roasting sticks. The Lake House amenities include a fire pit, two grills, and two hot tubs nestled right on the spring-fed Lake Everist, perfect for fishing, kayaking, and stand-up paddle boarding.

Outside of the amenities available to you at Summit Sky Ranch, you can also enjoy several top ski resorts a short distance away, cross-country skiing with free groomed trails, sledding, snowshoeing trails, ice skating, mountain biking trails, stand-up paddle boarding, kayaking, and sailing on Lake Dillon. There are also some fine shops and restaurants in Silverthorne, Frisco, Breckenridge, Keystone and Dillon waiting for you to explore.

Rental Agreement
This Rental Agreement (this “Agreement”) is made as of the reservation date listed on the Website (the “Date of this Agreement”), by and among Guest, Owner and SSR (as those terms are defined below).
Recitals
A. Owner (“Owner”) owns the home (the “Property”) located at the address listed on the short-term rental reservation website or OTA (the “Reservation Website”). B. Owner engaged Summit Sky Ranch Homeowners Association, Inc., a Colorado nonprofit corporation (“SSR”), to manage the Property and SSR has used the Reservation Website to rent the Property to potential guests. C. Guest (“Guest”) made a reservation on the Reservation Website to occupy the Property for the period of days reserved on the Reservation Website and desires to enter into this Agreement with Owner and SSR, subject to the terms and conditions below.
Agreement
SSR rents the Property to Guest on behalf of Owner and Guest rents the Property from SSR on behalf of Owner, together with the nonexclusive access to and use of the amenities of Summit Sky Ranch, for use only as a residence, and subject to the terms and conditions of this Agreement. The term “Guest’s Occupants” as used in this Agreement refers to Guest’s invitees, licensees or guests. 1. Property Rules. In addition to all rules, terms and conditions described in this Agreement and on the Reservation Website, Guest and Guest’s Occupants will comply with the rules applicable the Property or provided to Guest at or prior to the Guest’s check-in date on the Reservation Website. The parties agree that no tenancy is created by the execution of this Agreement. 2. Rental Period This Agreement shall commence on the Date of this Agreement and shall expire on the check-out date (“Check-out Date”) set forth on the Reservation Website at 10 a.m. (the “Check-out Time”), unless terminated at an earlier date in accordance with the provisions of this Agreement. Guest is required to check-in and check-out according to the procedures specific to the Property as provided on the Reservation Website. Guest can request an early check-in/late check-out in advance. SSR may grant the request in its sole and absolute discretion. Entering and occupying the Property before the Check-In Time may result in additional charges and acceptance of the Property in its as-is condition. If Guest fails to follow the correct check-out procedures, SSR reserves the right to charge Guest additional fees to recover the cost from such failure, including one additional day of the Fee (defined in Section 4 below) plus all fees and taxes. SSR will use commercially reasonable efforts to have the Property ready for occupancy by the Guest at Check-in Time.
2. Guest is responsible for the cost of replacement and for the costs of re-keying and/or replacement of locks in the event that any keys are lost, misplaced or not returned.
3. SSR Access to Property SSR or SSR’s employees and agents shall have the right to enter the Property, during reasonable hours, to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or, at any time, in cases of emergencies, but SSR shall not unreasonably interfere with the quiet enjoyment of Guest and will provide to Guest advanced notice whenever possible.
4. Reservation Costs Guest shall pay the rental fee (the “Fee”) and any security deposit amount (the “Security Deposit”) set forth and at the time designated on the Reservation Website to occupy the Property in accordance with the policies on the Reservation Website. The Reservation Website will automatically charge the Fee due on the credit card provided by Guest in accordance with the policies set forth on the Reservation Website. If Guest fails to timely make any payment when due, or if Guest’s credit card declines any charge by the Reservation Website for any reason, SSR reserves the right to terminate this Agreement and SSR may retain all amounts previously paid by Guest in accordance with the policies set forth on the Reservation Website. The Reservation Website will collect and refund the Security Deposit pursuant to the policies set forth on the Reservation Website provided no damage is caused during Guest’s stay, subject to the provisions of Section 8 below.
5. Property Damage/Violation of Rules. Guest is liable for any or all damage to property, common areas of property or common areas where amenities are available to Guest, due to the negligence and other actions of Guest or Guest’s Occupants. Guest shall keep and maintain the fixtures, furniture and electronics of the Property in as good as condition as received.
