Inside, the home is as inviting as its surroundings. The first floor boasts a luxurious Primary King suite with a private bathroom, complemented by a Queen bedroom and a bunk room, each thoughtfully equipped with private vanity spaces. Upstairs, a mix of bunk beds, a Queen room, a sleeper sofa, and a futon in the loft ensure comfort and flexibility for all guests. Large communal areas, from the cozy living room to the expansive deck, provide spaces to gather, relax, and make memories.

Outdoors, Getaway Ranch shines as an entertainer’s paradise. Soak in the hot tub while gazing at a sunset, toast marshmallows around the fire pit, or paddle the still waters of Bull Shoals Lake with the provided kayaks. While the property has a Peel, AR address, it`s only 15 minutes from Theodosia, MO, and Lost Woods Golf & Disk Golf Course and Pub. It`s also an hour away from The Branson Landing.

The last 2 miles of your journey involve dirt backroads in southern Missouri, well-maintained by the county. As you cross into Arkansas, you`ll reach Getaway Ranch.

Boating Information:
Please note that the roads leading to the house are narrow with significant tree overhang, making it suitable for trailering in small fishing boats, but we do not recommend anything larger. The house is located across from Core Land, which has an access road to the water. While there`s no concrete ramp, there`s a gravel shoreline.
If you need boat rentals or a slip for your boat, Theodosia Marina-Resort is just 15 minutes away, offering these services. Feel free to bring your own small fishing boats or wave runners.

Three days prior to your self-check-in, you will receive a door code for the smart locks, valid for the duration of your stay. Additionally, you will receive a comprehensive digital guidebook, providing answers to any questions you may have regarding the property, along with valuable information about nearby attractions, dining options, and shopping destinations in the local area.

The home is in a perfectly private location surrounded by trees and nature. Getting to Getaway Ranch, you will be on dirt backroads for the last 2 miles. These roads are regularly maintained by the county.

We only provide starter consumables such as toilet paper, shampoo, conditioner, body wash, coffee, etc. If the starter supplies are not sufficient for your stay, please check out the nearest store to purchase more supplies for yourself and guests.

- **Parking**
- Please park in specified areas. Do not block driveways or park on the lawn.
- **Smoke-Free Property**
- This home and property are entirely smoke-free. Smoking or vaping on the premises is strictly prohibited. If evidence of smoking or vaping is found, including odor, a $300 fine will be imposed.
- **Remote Controls**
- Please ensure all remotes are left at the property. A $25 fee will be charged for any missing remotes after your stay.
- **Consumables**
- We provide a starter supply of essentials such as toilet paper, shampoo, conditioner, body wash, and coffee. If these supplies are insufficient, please purchase additional items at any nearby store.
- **Quiet Hours**
- Quiet hours are from 10:00 PM to 8:00 AM. Please be considerate of the neighbors during these times.
- **No Pets**
- Pets are not allowed at this property. If evidence of pets is found, a $300 fine will be imposed.
- **Parties**
- Parties are not allowed on the premises.
- **Cleaning Fees**
- **Excessive Cleaning:** A fee will be charged for excessive cleaning if the property requires additional attention beyond normal wear and tear. This includes, but is not limited to:
- Stained or damaged linens
- Excessive trash or leftover food removal
- Significant cleaning beyond standard cleaning practices
- The fee for excessive cleaning will be determined based on the extent of the cleaning required.
- **Long-Term Stays**
- For stays over two weeks, a mid-stay inspection is required. There’s no charge unless cleaning is needed, which would be at the guest’s expense.
- **Security**
- Please lock doors and windows when leaving the property.

- Grill must be cleaned after use. Cleaning tools provided under kitchen sink. If grill is left dirty a 50.00 cleaning charge will be billed to you.
