This whole home sits directly on the water with a rare grassy lawn and rocky shoreline right at your doorstep — perfect for morning yoga, or soaking in the SOUND OF THE WAVES. With a spacious deck and surfers riding the waves out front, this is California coastal living at its finest.

The Shoals – Your Oceanfront Escape

Welcome to The Shoals, a cozy 3-bedroom, 2-bath beach home located on the beautiful peninsula of Mussel Shoals. You now have the entire home to yourselves.

Wake up to breathtaking panoramic views of the Pacific Ocean, the Channel Islands, and Anacapa Island right from your windows and deck. The home sits directly on the water with grass and rocks where the ocean meets the property — a rare feature along this coast. No other oceanfront homes nearby have grass like ours, making it perfect for morning yoga, playing frisbee, or simply relaxing on the lawn while watching the waves.

Stunning rocky ocean access is directly in front of the home. Fish from the property. Walk down the street past 10 of our neighbors to reach the sandy beach, where you can walk unimpeded for 3 miles round trip on the sand. Directly in front of the house, you can access the rocky shore and explore the tide pools at low tide. Mussels grow naturally along the rocks here — please leave all marine life exactly where you find it so everyone can enjoy it. After time at the beach, rinse off in the outdoor shower.

Inside the Space
The home is thoughtfully laid out across two levels. On the second level you’ll find the main living room with a Roku TV, a full kitchen with high-end appliances (KitchenAid fridge, KitchenAid dishwasher, KitchenAid gas range and oven, KitchenAid microwave, one full bathroom, and two bedrooms — the master with a king bed and the second bedroom with a queen and living room #1 with Roku TV and a Hamilton Beach FlexBrew Trio (works with K-Cups or ground coffee – single-serve or full 12-cup pot.)

Downstairs there is another bedroom with a king bed, a kitchenette, and a living room #2 with a pull-out queen bed and second Roku TV.

Altogether the home comfortably sleeps 8, and up to 12 for day visitors per our permit.

There is also a patio for outdoor living. Access to the garage is strictly for washer and dryer access, no parking in the garage.

Step outside onto the deck, pull up a chair under the beach umbrella, and soak in the views. We provide a few boogie boards and beach towels for your use.

Beach & Ocean Access
This stretch of coast is active and beautiful: surfers ride the waves right out front, dolphins and other sea life are frequently spotted, and on very calm summer days (weather permitting), you can even snorkel directly in front of the home.

Location Highlights
Just 5 doors down is the famous Cliff House restaurant, perfect for ocean-view dining. Right behind our home is the scenic bike trail — a flat, easy ride that takes you to Carpinteria or Ventura, depending on how ambitious you feel. (Bikes are not provided.)

Whether you’re watching the sunset over the islands, exploring tide pools, or hopping on the bike path for a coastal adventure, The Shoals offers an unforgettable California coastal experience in a peaceful, one-of-a-kind setting.

There is no AC in the home as is the case with nearly every other beach home on the shore and it's not needed because it's directly on the ocean.

When you buckle everyone in on checkout day and someone says "can we come back next year" — that's the moment The Shoals was built for.
