The Birdhouse on the Ridge

Natural light abounds in this sophisticated hill country home starring green views from every room. Wander the walking paths and get lost among 30 acres of stunning oaks and seasonal wildflowers. Soak in your pvt Jacuzzi on the ridge line, cozy up by the firepit, or take a cool plunge in the dip pool. The outdoor sofa is perfectly positioned for ultimate bird watching and book reading. Grill outside, cook inside, or venture out to one of the many wineries, distilleries or restaurants in the area. But when the sun dips low over the horizon, get ready for unmatched sunsets and the starriest Texas skies! Welcome to bliss, y’all.



The Birdhouse features total seclusion and glorious hill country views for miles and miles. This 2-bedroom, 2-bathroom oasis is the perfect layout for vacationing singles, couples or families, with a large open-concept living space, a nicely stocked gourmet kitchen, and mirror-image bedroom/bathroom suites on opposite sides of the house.



Bedrooms are generously sized with lots of natural light.



The front bedroom features a king bed and an additional daybed with trundle, as well as covered access to the carport.



The back bedroom features a king bed, beautiful views and direct access to backyard nirvana via a slider.



Both bedroom suites can be closed off from the main living space.



Bathrooms are spacious and bright, with generous walk-in showers and rain showerheads. Bathrooms are contained within the bedroom suites.



Hall closets are spacious and contained within each of the bedroom suites.



The exterior space is vast and teeming with shady oaks trees, seasonal wildflowers and native grasses. The yard features a small playhouse and swings for kids, a stock tank pool on deck with oversized umbrella and pool chairs, an oversized outdoor sofa, and a separate firepit and Jacuzzi area overlooking the ridge line, where the outdoor shower resides. Bliss!



The carport offers covered parking for two cars.



Shared amenities on the property are the main walking paths around the property and the decks at Sunset Ridge.



Everything in, around and connected to your space is for your private enjoyment for the duration of your stay.



MAINTENANCE NOTE:

Tuesdays are garbage days, and someone will be by in the morning to collect all outdoor bins. Once the garbage has been picked up, someone will return the bins later that afternoon or the next day.



Additional property maintenance includes pool chemistry and cleaning, filling supplemental feeders for wildlife, and occasional trail maintenance, mowing and repairs. We are always respectful of privacy and will give a heads up if we need to approach your space during your stay.



BIRDHOUSE BIRD FEEDERS AND BIRD BATHS:

We ask guests at The Birdhouse to fill bird feeders and bird baths as needed. We provide the birdseed! This is a fun and simple activity Birdhouse guests tend to love!



We have a true bird oasis out here, so this is an important element of your stay. If you are not able to do this for whatever reason, let me know prior to booking, and I or my housekeeper will take care of it.



POOL:

Please keep the pool covered when not in use to maintain temp and cleanliness. Please do not touch or adjust any pool parts. Please use the skimmer to remove debris before covering between uses.



JACUZZI:



Before using the hot tub, rinse off! There is a cold shower right next to the Jacuzzi if you don`t want to run back inside. Please and thank you!



The only buttons you need to push on the hot tub are the up/down buttons to adjust temp and the two jet buttons to turn jets on or off. Please don`t push any other buttons.



There is a bin with bromine tablets if the ducky needs to be fed.



Please keep hot tub covered when not in use. And please do not eat in the hot tub.



PROPANE:

We aim to ensure sufficient propane for grills and firepits prior to guest arrival. In the event you find an empty tank, please accept our apologies and know that we do keep ample propane tanks on the property for such moments.



Extra propane tanks are located behind the parking area for Lovegrass House and Hawk`s Nest, behind the wooden enclosure marked for trash/recycling overflow. Feel free to walk or drive to this area along the main drive to retrieve a tank or drop off garbage as needed. Look for the signs for Lovegrass House and Hawk`s Nest.



TRASH OVERFLOW:

The Birdhouse has its own overflow bins in the carport.



Additionally, we provide large overflow garbage bins behind the parking area for Lovegrass House and Hawk`s Nest -- the bins are behind the wooden enclosure marked with trash/recycling icons.



CARS:

Cars are limited to the main drive in and your corresponding parking area. Under no circumstances may you drive a vehicle anywhere else on the property.



Prior approval is required to have more than two cars on the property during your stay.



GUESTS:

Only guests included in a booking are allowed on the property. Prior discussion and approval is required for additional visitors.



DOGS: We welcome dogs! How could we not out here? But we do want to know if anyone is bringing a dog. Agreement to our dog rules is required prior to booking, and the presence of any animal on our property with a booked party is equivalent to the booking party`s agreement to our dog rules.



BUGS:

Our housekeeping team is amazing, and the spaces are clean. Sparkling clean. Nevertheless, there will be bugs. Bugs in the summer are reality. We do not use pesticides on our property, and we ask that you do not kill our bugs. Feel free to escort any intruders outside. Catch and release. That is all. Thank you for supporting life of all shapes and sizes.
