House Rules & Compliance
To maintain a comfortable space for all guests, the following rules must be observed:

Observe quiet hours from 10 PM – 8 AM

No unauthorized parties or events

Only guests included in your booking may stay overnight

Failure to comply with these rules may result in penalties or immediate eviction without a refund.

Minors & Elderly Guests
For bunk beds and areas like the garage (where the pool table is located), we kindly ask that minors and elderly guests are supervised at all times for their safety and your peace of mind.

While we take great care in maintaining the home, the Host does not make any guarantees regarding the condition or suitability of the home for any specific purpose.

Legal Jurisdiction
This agreement is governed by the laws of the State of Texas. Any disputes related to your stay must be resolved in Texas courts.

HOUSE RULES
We kindly ask that you treat our home with the same respect as you would your own.

Age Requirement: The booking party must be 21+.

Check-in: 5:00 PM or later.

Check-out: 10:00 AM.

Shoes: Please remove shoes before entering the home.

Non-Smoking & Drug-Free: Our home is a non-smoking space. Smoking (including cigarettes, vapes, and cigars) or recreational drug use is prohibited. A $200 fee will be charged if smoking is detected.

Quiet Hours: Please respect courtesy quiet hours from 10:00 PM to 8:00 AM.

Overnight Guests: Only those on the original booking are allowed to stay overnight.

Lock Doors: Always lock the doors when leaving the home.

Washer/Dryer: If you use the washer or dryer, kindly clean out the lint tray afterward.

Parties/Gatherings: Parties and large gatherings are strictly prohibited. Violators will be evicted immediately, and house access codes will be modified. By accepting your reservation, you agree to abide by our house rules.

Dishwasher: Please load the dishwasher and press start before departure. Detergent pods are provided under the sink.

Towels: Place all used towels in the shower or laundry basket located in the laundry room.

Food Disposal: Dispose of all items in the refrigerator and cabinets before check-out.

Children & Infants: This is a family-friendly home. Children and infants must be actively supervised at all times. All responsibility for their care and needs, including equipment, is yours.

Pets
We welcome pets with prior approval! Please note the following:

Pet fee: $250

Two-dog maximum: We love furry friends, but please ensure you get prior approval before bringing your pets. Failure to do so will incur a $300 penalty.

Cleaning fee: An additional $250 cleaning fee will apply if there are damages or extra cleaning due to dogs, service animals, or emotional support animals.

Crate your pets: If you plan to leave your pet alone in the house, please crate them.

Our home is dog-friendly, and there are plenty of pet-friendly spots nearby for your dog to enjoy!
