Ski home on Four O'Clock, step off your skis, walk into a 4-bedroom penthouse at Tyra II with a private slope-side hot tub. The Snowflake Lift is under 50 yards on foot for the return trip. Main Street Breckenridge is eight minutes on foot. Sleeps 12 across four bedrooms and 3 bathrooms. This is the property for milestone group trips where nobody wants to lose the mountain to logistics.
THE SPACE
Four bedrooms and 3 baths across a penthouse-floor plan. Bedroom 1 has a double, Bedroom 2 has a king, Bedroom 3 has two bunk beds (sleeps 4), and Bedroom 4 has a queen — flexibility for parents, adults, and older kids to spread out. The open-concept great room has a 70-inch smart TV, a gas fireplace, and plush seating for the entire group. The fully equipped kitchen has stainless-steel appliances, granite countertops, and dining seating for 10 to 12 so meals happen together instead of in shifts. Three parking spaces are included — logistics get simpler at a size where they usually get harder.
WINTER SKI ACCESS
Ski-in/ski-out on Four O'Clock — one of the mountain's most storied runs. Walk under 50 yards to the Snowflake Lift for the ride back to Peak 8. Breckenridge Ski Resort spans 2,908 skiable acres across Peaks 6 to 10, and the Imperial Express chairlift on Peak 8 tops out at 12,840 feet — the highest chairlift in North America. The BreckConnect Gondola and the free BreckFree town shuttle handle the connections you cannot ski. Non-alpine days: Nordic Center trails, Stephen C. West Ice Arena, Country Boy Mine winter tours, dog sledding, snowmobile tours, and sleigh rides.
THE LOCATION
Eight minutes on foot to Main Street Breckenridge — restaurants that book out, breweries with fireplaces, coffee, ski shops, and the Riverwalk Center for winter performances. Winter events include Ullr Fest in early January, the International Snow Sculpture Championships in late January, and the Christmas Market at Blue River Plaza on December weekends. Peak 9 base is a short walk or shuttle ride; Peak 8 base is a short drive or gondola. Arapahoe Basin is roughly 15 to 20 minutes for a longer season. Denver International Airport is roughly 1.5 to 2 hours by car.
GILSON CONCIERGE
Managed by Gilson Property Group — a professional hospitality team, not an individual host. Optional winter services through the Gilson concierge include grocery pre-stock so a fridge for 12 is loaded when you land, private ski instructors, lift-ticket coordination, in-home massage after a big day on the mountain, airport transfers from Denver or Eagle, and dinner reservations at the tables that book out. Ask through the listing message thread — we quote and book.
GUEST ACCESS
Self check-in via keypad. Your code arrives through the Gilson guest portal before arrival, along with parking pass details, Wi-Fi, and door-by-door directions. A brief identity verification through the portal is required before check-in — a standard security step used across our Breckenridge inventory. Three parking spaces are included; guests have full private access to the entire penthouse, and building amenities including outdoor hot tubs and lounge areas are also included.
MANAGEMENT
Gilson Property Group is a Colorado-based professional short-term rental manager, not an individual host. Same-day answers through the listing messenger, verified guest onboarding, and a licensed hospitality team on the ground in Summit County. Concierge menu on request.
BEFORE YOU BOOK — WINTER NOTES
Primary renter must be 25 or older. Damage protection replaces the traditional security deposit, so there is no hold placed on your card. It is offered at checkout and may be declined; guests who decline accept responsibility for any damage claims. No pets at this location. Breckenridge sits at approximately 9,600 feet — plan for a slower first day. 4WD or AWD is strongly recommended December through April. Three parking spaces included. Ski-in/ski-out is real at Tyra — boots on at the door
