Please note: This property is located in a quiet residential community and Folly Beach has a strict noise ordinance violation rule of 1 strike. Simply respect your neighbors, keep the noise down and NO parties. :)

Welcome to The Board and Batten! This cozy 3 BED/1.5 BATH Folly Beach board and batten cottage sleeps 6 guests. A large back porch with plenty of outdoor space can accommodate your entire group! Conveniently located a few minutes from the beach and 8 blocks away from Center Street.

This home is full of Folly charm and offers a fully equipped kitchen with a gas range, oven, dishwasher, microwave and fridge. The living room and kitchen provide tons of light and back views of the Folly River through the large windows and two porches (front, and back) are ideal for enjoying the ocean breeze!

All living spaces and bedrooms are on the main level and the home is perched on one of the highest points of the island. Outside, you will enjoy the full wooded lot filled with ancient oak, magnolia, fig and palm trees that offer plenty of shade and ample parking. There is also a large private outdoor shower with hot and cold water, and laundry room on the ground level. Additionally, you will catch glimpses of the ocean from the front yard and there is a nearby footpath to the beach only steps away.

Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

Announcements
Some welcomed news in 2024 is The City of Folly Beach will be re-nourishing our beach which is much needed!
Although not confirmed by the city, work is expected to start around early March until mid-August 2024 and will be focused one block at a time. While we expect this to be a net positive to everyone (more sand and larger beaches), there is a small chance that your closest beach access point may be impacted during your stay.
The city hasn't provided any further information on more precise dates, scheduling, or sequencing. But you can stay informed with the latest by visiting the City of Folly Beach's website.
Please note that our office does not have any more information than what is posted online, and we are not responsible for any beach disruptions caused by the re-nourishment during your stay.

Notes
You must be at least 25 Years old to rent this home.
Contactless Check-In: This home offers a KEYLESS ENTRY SYSTEM, and we will provide the code before your arrival date.
There is plenty of parking in the back lot of the house.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach NOISE ORDINANCE is from 10 pm to 8 am.
Pets considered: All pets must be approved by our office before you arrive. Upon approval there is a $150 (plus tax) per pet nonrefundable pet fee that is due before you arrive. If not already on your reservation, it will be added. Once this is done and the fee paid, you will be all set to bring your pet with you (2 pet max, no more than 60 lbs. each, no puppies under 1 year old, no cats).
Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are subject to approval and fees prior to arrival.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 6 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license.

Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

Birthday beach getaway
The property had character and charm. The listing felt a bit misleading considering how dated the property was inside. Pros- huge yard for our pup, A/C was awesome and kept the place cool, ceiling fans in all rooms. Cons- with a huge fear of spiders, I saw several inside. Felt dated. Porch area was not cleaned up and filled with leaves, tarp that debris all over it etc

A Perfect 10
Loved the house, loved the location and loved the stay. I especially liked the nod to the family’s heritage and history through the art work and photos. The property had character and everything needed for a comfortable stay. It was a quiet neighborhood with a short walk to the beach easy for our 4 & 5 year olds. There were fresh flowers on the table when we arrived that made for a very nice welcome. I would definitely book this property again.

Perfect beach house!
The house was amazing. Felt like a real beach house and not a newly built rental property. It had character and was such a great home away from home. The outdoor shower was amazing and we loved how the public beach access is literally right outside our front door. Would 10/10 recommend and absolutely plan to rent again!!

Grandma's Cozy Costal Crib
Charming, older home with a beachy vibe. The kitchen gives you the feeling of being at grandma's . Loved the view from all the windows, the sloping floors and all the decor that helped us appreciate the obvious nostalgia the owner feels for this home. House was clean and well stocked and the location is perfect! The only suggestions I could make would be to upgrade to a Keurig coffee maker and provide tissues.

Xmas family time
Nice old house with a lot of character. Close to the beach and downtown shopping/restaurants. Loved the 3 showers and washer/dryer right there. Would recommend it !

Bare Bones house
Clean, nice linens, but bring all food and coffee. Would have been nice to have daily coffee supplies at least. Good cooking pots, pans, knives - not dull. Plenty of lanai space; can hear waves from inside bedroom. Good heating; we stayed in Nov. We asked the lawn care service to stop mowing on a quiet Sun afternoon, though, and he did. A block from the beach. Be sure to check out the sunrise - beautiful. Don't miss that there are two showers and a sink and toilet under the house in case you have a lot of people. Bring your own shampoo; none supplied, but there was none promised. You can walk to town for eats, but drive to a grocery store. You can also drive to town and there is parking in Nov; I imagine there is no parking in high season. We liked Taco Boy and especially the Crab Shack.

Even better than advertised!
This property was exactly what we expected with one exception - it was cleaner than any rental we've ever had! The indoor and outdoor spaces were spotless and we could tell the owners took great pride in keeping the house in perfect shape. We highly recommend this property!
