It comprises a lovely 55 m² living room (with fireplace), a fully equipped kitchen, six beautiful bedrooms, and two bathrooms. - A fully-equipped kitchen with electric kettle, oven, microwave, toaster, dishwasher, hob, etc.
- Bedroom 1: with a queen-size bed (160x200) that can be separated to make 2 single beds
- Bedroom 2: with queen-size bed (160x200)
- Bathroom with shower
- Separate WC

First floor:
- Bedroom 3: with 2 queen-size beds (160x200) that can be separated to make 4 single beds
- Bedroom 4: with a queen-size bed (160x200) that can be separated to make 2 single beds
- Bedroom 5: with a queen-size bed (160x200) that can be separated to make 2 single beds
- Bedroom 6: with 3 single beds and a cot
- Bathroom with bath

In the basement:
- A relaxation area with a table tennis table and a dart board available all year round.

The house is ideally located in Charny Orée de Puisaye, in a very pleasant setting. The hamlet is very quiet and residential, with no noise after 10 p.m. You will have access to all essential shops nearby, as well as boutiques, restaurants, bars, markets, and more.

- The gite is equipped with a beer tapping machine. Several beers are available. The beer will be fresh and ready to drink when you arrive. This service is available as an optional extra (€40 per keg). For more information, please contact our local partner.
- Parties are not permitted. The property is in a quiet hamlet and the neighbours expect peace and quiet. The property is equipped with a noise detector.
- Waste sorting is compulsory.
- Cleaning at the end of your stay includes preparing the accommodation for future visitors. Please leave in a clean and tidy condition and clean all appliances after use.
- Bed linen and towels included.
- Beware of the pond, children must be supervised by an adult.
- The fireplace is functional and a wheelbarrow of wood, including several flames, is available. There is an additional charge of €15.
- Pets are not allowed in the accommodation.
