“We had such a wonderful night at the Frances Modern Inn. Their room 15 is a gorgeous two story suite with a perfectly curated apartment feel, just with all of the amenities of a five star hotel. The staff went out of their way to help us with parking and even left birthday cupcakes for my husband. There is a beautiful patio and courtyard to hang out in before even arriving in the suite. The suite itself has a very comfortable bed and linens, was incredibly clean, and had a beautiful clawfoot...

“Beautiful modern room with great amenities and very clean. The only downside is if you get a room that faces the street, you will hear the band playing from the bar across the narrow street. ”

“There was construction work happening and a wedding. We couldn’t walk through the lobby because the wedding guests were leaving . ”

“Beautiful place to spend a few days. Beds were comfy. You will have everything you need and be minutes away from downtown. I would stay again. ”

“We LOVED the room and the staff were all so friendly! I think our only frustration was the towel situation. You were only allowed 1 per person! How are you supposed to use their awesome pool, sauna, etc... but then have to use the SAME towel after you shower. bummed about that.”

E' un landmark di riferimento con buoni spazi comuni ma per quanto riguarda le camere e soiprattutto i bagni sono entrambi angusti e non particolarmente gradevoli. Per un prossimo soggiorno preferirei certamente una delle tantissime strutture più moderne presenti nelle immediate vicinanze.”

“This hotel is our favorite! From the friendly staff to the cloud-like bedding and great pillows! Rooms are clean and comfortable and the walls are thick. The 2nd floor bar area has an outdoor seating area that overlooks Congress which is fun for people-watching. There's also an outdoor section where my husband could smoke a cigar, which made him happy. The valet parking is amazing and the attendants go above and beyond to provide excellent service. ”

“Multiple days of additional charges of amenity fees and parking add up quick. Found out about the guest happy hour in the cafe on the second day of our trip, free glass of sparkling wine was nice. It was rainy and overcast for most of our trip so we couldn’t use the pool. Water seemed a bit chilly so it would be nice on a very warm day. No in room coffee. No fridge for personal food and beverage, just mini bar options. Deluxe king room was immediately behind dog daycare/boarding, could hear dogs...

“This property is an Awesome experience with great dining within or walking distance for any taste. Be prepared to find parking or pay $60+ per night for Valet. This was the only set back of the trip. But, if you are wanting to stay in downtown Austin by 6th street and near action this is a great option.”

“Prefect. What I loved more than anything was the check in being at 3pm and checkout at 12pm! Thought that was very cool. What the hotel could do better is add citronella candles in every balcony and at the pool. Tons of mosquitoes everywhere.”

“Tremendous noise problem if your room is on the front roadway, provided noise machine and ear plugs notwithstanding. Hotel shows some wear in rooms. Staff routinely provide less than complete answers to simple questions. Valet pretty quick must times.”
