Welcome to Old Main Overlook, a spacious 2 bed/2 bath apartment in a high-rise located RIGHT ON Dickson Street. With a dedicated parking spot, you can park the car and enjoy much of downtown Fayetteville on foot.



Inside, the apartment has an open living area with a comfortable couch, chair, dining space, and a large Samsung Smart TV. The fully stocked kitchen has everything you need to make a meal at home, with additional seating at the kitchen bar.



When you want some fresh air, step out onto the private balcony. It has seating for four and a small tabletop fire pit, making it a nice spot to have your morning coffee or wind down in the evening.



When it is time to turn in for the night, choose from two private bedrooms:

(1) Primary bedroom - King-size bed, Twin pull-out, Smart TV, closet and dresser, and attached full bathroom.

(2) Second bedroom - King-size bed and Smart TV, closet and dresser, with a full bathroom nearby.

*The living room also has a Queen-size pull-out couch for additional sleeping space.

*A Pack 'n Play is available and stored in the primary bedroom closet.

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Known for the University of Arkansas, Fayetteville offers a great mix of local restaurants, bars, shopping, entertainment, and scenic bike trails. With Old Main Overlook right on Dickson Street, many of the city's popular spots are just a short walk away.



Getting Around:

Our location is conveniently close to downtown Fayetteville and the University of Arkansas. Many restaurants, bars, shops, and campus attractions are walkable from the apartment. One reserved parking spot is included, while additional vehicles can use public parking along Dickson Street.



Other Things to Note:

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
