Guest Courtesy: Small gestures, such as taking out the trash on designated days, help us keep the home welcoming for everyone.

Wear & Tear: This home has been enjoyed by many guests over the years, and while it shows some natural wear, we’re committed to maintaining its charm and functionality.

Noise Policy: We have a ZERO tolerance policy on noise during quiet hours (8 PM - 8 AM). Please respect our neighbors.

Important Payment Update: Credit card payments not accepted over $1,000. Payments over this amount must be made via Zelle or other form of direct payment. VRBO will charge your credit card for their fees, but the balance will be due with one of these alternate payment method

Additional Info & Optional Add-Ons

1. Security Deposit
• For stays under 30 days:
- $99 refundable security deposit — OR
- Optional: $25 non-refundable damage waiver (covers up to $50 in accidental damage and may be selected in lieu of the refundable deposit).
• Note: The security deposit or damage waiver only covers damages up to the stated amount. Guests are responsible for any damage costs exceeding the coverage.

• For stays 30 days or longer: The deposit options listed above do not apply. Guests must inquire about the security deposit and lease agreement requirements before booking.

2. Pet Fees & Rules: Pets ARE Allowed
• Pre-approved pets only. $49/pet per stay. Unauthorized pets incur a $100/night fee.
• No cats (due to allergies).
• Keep pets off furniture and clean up after them.

3. Event Fees & Policies: Events ARE NOT allowed at this property

Door codes will be sent 30 minutes before check-in once all steps are completed.

Extended Stays (30+ Days)

• Lease Agreement Requirement: A formal lease agreement may be required for stays of 30 days or longer. If required, the guest must sign the lease agreement within the timeframe specified by the Service Provider. Failure to do so may result in cancellation of the reservation at the Service Provider's discretion.
• Security Deposit Requirement: The Service Provider will confirm the required deposit amount with the Property Owner. If the Property Owner does not specify a different deposit amount, a refundable security deposit equal to 50% of the monthly rent per month of stay, capped at 1.5 times the monthly rent, will apply. If the stay extends beyond three months, the security deposit remains capped unless damages are reported by staff during property maintenance, cleaning, or inspections, in which case additional deposits may be required.

Check-In & Check-Out

1. Check-in: 4 PM | Check-out: 10 AM
2. Early check-in/late check-out may be available for a fee with prior approval.
3. Unapproved Late Check-Outs:
• A $75 fee plus $25 per hour will apply.
• If late departure prevents cleaners from servicing the property, a trip charge will apply.
• If the overstay causes the property to be unavailable for new reservations, the guest is responsible for paying the regular nightly rate, which is based on the prevailing rate at the time and may be higher or lower than the rate paid in their original reservation.
• If another reservation is delayed or impacted due to the overstay, the guest may be charged 100% of the next reservation in addition to any cleaning or trip charges.

1. Return keys, parking permits, and remotes to their designated spots.
2. Clean-Up:
• Dispose of trash and empty the fridge/freezer.
• Return items to original places.
• If you brought pets, please clean up all pet waste from the yard before check-out.
3. Laundry & Dishes:
• Leave bed linens on beds.
• Place towels in the laundry room and start a load.
• Start the dishwasher.
4. Final Steps:
• Close windows and doors, lock all entrances, and set A/C to 78°F or Heat to 68°F.

• Smoking, vaping, or marijuana use inside the home is prohibited.
• Smoke detection equipment is installed, and violations incur a $2,500 fine plus damages.
• Smoking is allowed outdoors only, and all waste must be disposed of properly.

3. No Parties or Events: Unauthorized gatherings will result in immediate termination without refund.
4. Occupancy: The total number of guests, including visitors, must not exceed the advertised limit.

Home away from Home

We are here in Houston for medical reasons and had to stay much longer than anticipated. The Host was so wonderful and worked with us to lengthen our stay. It has been so nice to have a place to come to after test and Dr visits that feels like home. It is centrally located to EVERYTHING ! We are so thankful for Akachi and this kindness . Will definitely want to stay again when we need to return to Houston for Medical stays

Convenient Location

Ive always loved this neighborhood. The facilities were clean. We found additional towels and trash bags when needed. The owner was easy to communicate with and very responsive. The one issues we had were black ants. They were literally all over the house. We noticed the owner. We didn't have luggage racks or chairs in the rooms so your items were on the floor. I definitely recommend this place for a casual trip. I would definitely book again.
