All bookings are accepted on the basis that you have read, understood, and agree to abide by our Terms & Conditions and House Rules.

* Please treat our home as if it were your own
* Respect our neighbours at all times
* Strictly NO smoking
* Not suitable for Schoolies, hens, or bucks parties
* Minimum booking age: 25 years
* Please follow parking guidelines provided

CHECK-IN / CHECK-OUT

* Check-in: From 3:00 PM
* Check-out: By 10:00 AM

Late check-out must be pre-approved (fees apply).

* $110 per hour fee for unauthorized late departure

Contactless check-in via key safe.

Keys must be returned to the lockbox on departure.

Failure to return keys may incur management/replacement fees.

COOKING

* Cooking strong-smelling foods (e.g., curries) will incur a $450 deep cleaning fee

PET POLICY

* No pets allowed

UNAVAILABILITY

If the property becomes unavailable due to unforeseen circumstances (e.g., fire, storm, damage):

* You will be notified immediately
* Alternative accommodation will be arranged where possible
* If not, a full refund will be issued

We are not liable for additional accommodation costs.

Breach will result in immediate eviction without refund.
