The location of this property was great. The lanai was wonderful and offered a great outdoor space for our family to play games, eat meals, and relax. We enjoyed the pools and hot tubs, though on the weekend the ocean view pool bathrooms were locked and the hot tub was "broken". Beware that the property management company charges an extra fee for air conditioning, which was quite a surprise to us as the listing stated that air conditioning was included. The unit itself could use some maintenance and updating. The dishes in the unit were dirty and we had to wash everything before use. The master bedroom door does not have a lock on it, but the other bedroom did. There is plenty of sleeping space for 4 people, but would certainly be cramped for more than that. There is a small sofa in the sitting room off of the master bedroom, which provides no privacy for the master bedroom, if someone were to be sleeping on the very small sofa. There is also an open window from the sitting area to the bathroom, which limits bathroom privacy, just something to note. With some updating and a more accurate listing description, this condo would be excellent.

This was an attractive property with a pretty golf course view. It was comfortable, but missing extra amenities in the condo. The carpets could use cleaning, but the decor was nice. The pools and tennis courts were great.

We are a family of five, and we had plenty of space. A sixth person could have slept in the other family room couch, and a smaller child could sleep in the office area attached to the main bedroom. We paid the extra $250 fee for air conditioning to be comfortable when we slept and eating meals in the condo. The kitchen is extremely well equipped with everything I could think of and some that didn’t even think of! The location of this unit is nice even though it is not ocean front. We could walk fifty steps to the main pool area and easily grilled dinner there as well. Unloading and loading was not difficult as the covered assigned parking space was close by. We could walk to the ocean front pool for time in the sun and watching the crashing the waves, sitting in the lounges nearest the covered pavilion. We would catch sunsets in the same area while eating carry out. The quickest way to the ocean pool did take some trial and error. We found cutting through the quiet/adult pool to be the best. The office hours are more of a typical business day, so make arrangements for a late arrival or an early departure if needed. There was trouble with the cable and Wi-Fi, and the water had to be turned off to fix a problem. I view those as bothersome events that could happen as easily at home and not the fault of the rental group nor the condo, and the on-site employees did give us 24 hours notice so that we had plenty of time to do laundry, run the dishwasher, etc… When I had a concern about the cable, the rental group immediately contacted the on-site employees to address it. I was pleased with everything and would recommend this property to those looking to stay in the Kona area!

This rental is fine if you're expecting just the bare essentials for a place to stay with a kitchen. The grounds, location and complex were great. I wouldn't plan on having six people stay unless 4 of them are children and some of them are 10 and younger. The sofa bed is a small office area off the master bedroom which doesn't allow for privacy for the adults or child in the evening. There is a door but the only access is through the master bedroom. The master bath also opens up to the office space which doesn't allow for privacy in the master bath if someone is in the office area. As other reviewers stated, there is only small bottles of shampoo's, soaps, etc. There was only one laundry detergent pack and one dishwashing detergent pack. They will provide more but you shouldn't have to ask for these items when one is renting a place with a kitchen and washer/drier. In our unit, we were provided three beach towels and only three bath towels. We had five people and we had to ask for more twice until we got them. Ultimately we enjoyed our vacation immensely but I would be looking for a different place next time. Likely a place rented directly from the owner and not a property mgt company.

Just in front of the house there is a nice swimming pool, a barbecue place, and a tennis court inside the complex. There is no walking distance beach, but you need a car anyway in the big island! We used the barbecue and had a great time in there! Unlike other rentals, they did not provide beach umbrellas or beach chairs, but they provided lots of beach towels which were great. It’s a good house for 4 people, since they have two comfortable queen beds. But we were staying in 7 people. We used both sofa beds and both were REALLY uncomfortable. The one in the living room is old and the mattress is almost inexistent (you literally sleep feeling the metal parts). They definitely should buy a new mattress for that sofa. The other sofa-bed has a wooden part right in the middle and because of that, is also very uncomfortable. About the ACs: the reception desk informed that there was a $25 daily fee for the use of the AC. I argued with them because no such fee as mentioned on the reservation and because of that, they waived it. But I’m not sure if they do this every time. Hint: remember to bring shampoo and soap (they don’t provide). I would also suggest you buy dishwasher tablets, the one they had wasn’t very good.
