Nestled beneath a canopy of trees, S’more Fun Mountain Lodge invites you to slow down, settle in, and stay awhile. Tucked on a quiet, secluded street in Massanutten Resort, this cozy and stylish lodge is made for memory-making—from morning coffee on the sun porch to nights around the fire pit, playing cornhole while the deer wander by like they own the place (they kind of do).

Inside, you’ll find a warm, laid-back space with room for families and couples: one king, one queen, twin and full-sized bunks that comfortably sleep up to 10, plus plenty of spots to gather, play games, or just hang out.

And when you’re ready to trade cozy for adventure, Massanutten Resort is right at your doorstep—skiing and snowboarding, tubing, indoor/outdoor waterpark, ziplining, golf, hiking, swimming, horseback riding, and much more. So you can go all in… then come back, enjoy a comfy night’s sleep.

As guests of SFML, you’ll have access to our community pool, which is open Memorial Day through Labor Day weekends. We provide 8 passes (max allowed) and pool towels.

Other things to note
WELCOME TO MASSANUTTEN!
This home is in a private residential neighborhood and is part of the Massanutten Property Owners
Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA
neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including
families with children, retirees, second-home owners and other guests enjoying their retreat.

NOISE
• Quiet hours: 10:00 PM - 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.

PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval from your
host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host.

OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM - 7:00 AM).
• Firepits and grills may be restricted during local emergency conditions, check
the Massanutten Village website or electronic sign at entrance for updates.

ALCOHOL
No open containers on roads or in common areas.

PETS
No pets allowed.

TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or carports. Trash attracts wildlife, which could endanger you and damage the property.
• Dumpsters are located at 4007 Peak Dr., Massanutten, VA 22840
