1. If you are not 100% satisfied with the cleanliness of the apartment upon arrival, we will arrange for a cleaner to address your concerns within 6 hours.

* Odor or smell issue is undocumented and cannot proof on both sides, so if you complain about the odor issue, please just let the platform cancel your stay and leave immediately, do not touch anything or stay overnight in this listing, otherwise nightly rates, the clean fee still applies and it could not be waived.
*Any issues with cleanliness must be brought up to the host within 6 hours of check-in and must allow for remediation. No refunds will be allowed if remediation is not permitted.

2. The Apartment is professionally cleaned each stay, the guest is requested to return the apartment in a neat and tidy manner on check out - any damages or excess cleaning will be charged to the guest.

3. We work hard to make sure every guest is happy and enjoys the stay, so please ensure the total number of guests is accurate at booking.

4. If extra keysets must be requested on the reservation and security deposit will apply. upon your arrival and stay delivery fee will apply.

5. Lost and found property
We only keep ‘lost and found property’ for up to two weeks. If guests approach us for the ‘lost and found property’, please provide your current residential address and we are happy to post it for you. However, guests are responsible for all postage fees.

We will make sure everything is well prepared for you. But if you need anything or there is an emergency, we will attend within 2 hours.


1. Smoking is not permitted and a minimum of $300 penalty shall apply.
Please refrain from any other activities that could cause a fire in your room or anywhere in the building.

2. Please refrain from doing any activity which is likely to cause a fire and use the cooking appliances and irons wisely.

3. Please remember to carry your key with you any time when you leave your accommodation. If your keys are left behind in the accommodation, a call-out fee will be applied.

8. Personal belongings left by guests in the room upon leaving shall be sent to the address indicated by the guest at their expense.

9. Please kindly notice that our standard check-in time is 2 pm and check-out time is 10 am and our cleaner will be there on time.

If you wish to check out later than the standard check-out time you must obtain approval from the host at least 12 hours prior to your scheduled check-out time. The property manager may approve a request for late check-out at their absolute discretion.

Late check-out without notification given to the host will incur the following additional charges applied to your Airbnb account:
10:00 am to 11:00 am - $30.00
11:00 am to 11:59 am - $80.00
11:59 am and later – One-day rental fee (nightly rate) shall apply.


10. Pets are not allowed. If the guests keep the pets on the property, a minimum of $600 penalty shall apply.

12. After making a reservation, you might be requested to provide identification. Family Stay for Wedding

We booked this place for my family to stay while they visited Melb for my wedding. We had an elderly granny who loved the place because it was beautiful and spacious. Location was perfect for us because we had a car; surrounded by quiet neighbours in a cul de sac - perfect! The 3 king sized beds were very comfortable, room were spacious. Massive double garage. No complains about this place at all. Definitely recommend!
