**Growing Neighborhood - Construction Notice**
Our home is located in a beautiful and growing lake area. As the surrounding neighborhood continues to develop, there may occasionally be construction activity on nearby properties during normal daytime working hours and occasionally weekends. While most guests experience a peaceful and relaxing stay, construction schedules on neighboring properties are outside of our control and may occur at times. We appreciate your understanding as the area continues to grow.

The outdoor pool at the property is seasonal and is typically open from mid-April through the end of September. Pool heating is available for your comfort (purchase required). During the cooler months in Arkansas, the pool is closed for the season. Pool availability may also occasionally be impacted by weather conditions, maintenance, or safety considerations. If use of the pool is an important part of your stay, please feel free to reach out before booking to confirm seasonal availability.

Our home is located in the beautiful Ozark Mountains near Branson and Table Rock Lake. The setting offers incredible views, wildlife, and a peaceful wooded environment. Because of the natural setting and seasonal climate, there are some important things guests should understand prior to booking. Booking confirms that you have reviewed and accept the information below.

Mountain & Outdoor Environment:
-This property is located in a wooded mountain environment rather than an urban setting. Guests should expect natural outdoor conditions including:
-Wildlife sightings
-Uneven terrain and natural landscaping
-Insects common to the Ozarks
-Seasonal weather changes
These natural characteristics are part of the Ozark experience and do not qualify for refunds or discounts.

Seasonal Insects (Asian Lady Beetles, Ticks, etc.) Homes in the Ozark region may experience seasonal insects, especially during fall months.

Examples include: Asian lady beetles (often mistaken for ladybugs), Ticks, Mosquitoes, Other common woodland insects. Our homes receive regular professional pest control, but no pest service can eliminate insects completely in a wooded mountain environment. Guests may occasionally see insects inside or outside the home. This is normal for the region and season and does not qualify for refunds or compensation.

Amenities (Seasonal or Maintenance Closures):
Certain amenities may occasionally be unavailable due to weather, maintenance, or seasonal operation. Examples include: Swimming pools (seasonal), Hot tubs or spas (periodic maintenance), Outdoor fire tables or grills, Community amenities such as pools or courts.

While we do our best to keep everything available, amenities are provided as a courtesy and cannot be guaranteed 100% of the time. Temporary closures do not qualify for refunds.

Pool & Hot Tub Safety - If the property includes a pool or hot tub, please note:
-Use is at your own risk.
-Children must be supervised at all times.
