BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

RATES: Rates subject to change up until time of booking. Additional fees and taxes may apply.

This is our second time staying at this actual property and unit. I love the location, the complex is well kept but is being to show its age. The unit was clean and we felt very supported and communicated with but beach ball property. We will stay here again!

Not all heros wear capes- I did an amazing job picking this spot, but this review is not about me. This place was exactly what we were looking for and pretty much dead on the description. The proximity to the beach cannot be beat. The property service did a pretty seamless job of being helpful, but not seen. Their recommendation for renting beach gear made everything really easy. We will be back.

The condo was very clean and well appointed with a beautiful view of the ocean. The rooms were nicely decorated and it had everything we needed. We really enjoyed sitting on the balcony. Easy access to the beach was a plus.

This condo was well stocked, clean, and had great management. My husband and I visited with two adult children. We had plenty of space and privacy with the rooms being at opposite ends of the condo. Some perks of this condo are that there are no steps going to the beach and you could walk a mile on the beach and grab a cocktail at Flora Bama or lunch across the street at one of their restaurants or the Waffle House. Otherwise, you would need to utilize one of the food delivery services or hop in the car for other restaurants or supplies. We did like that though - it kept us out of the busyness of the more commercial areas. This was our third stay at Regency Isle. While all of the condos we have stayed in were great, we will seek this one out again. The convenience of having two full-size beds in the one room worked out great for our family.

We stayed here over spring break. Check in was super easy, parking was also easy. The unit was nice. Big balcony overlooking the beach, nice kitchen, in unit laundry. Some things were a bit dated, bathroom fixtures, mattresses. But they weren't bad, and were functional. The master shower unit was small, but it worked. Maybe someday a remodel could remove the big tub and replace it with a big shower. Overall, we had a great stay, and would stay again if we visit the area.

Worst vacation ever. Arrived Saturday at what looked like this lovely condo right on the beach and was so looking forward to much-needed peace and calm. Had a nice first night and the unit appeared pretty clean but when I woke up the next morning and pulled the covers back, I realized I had been sleeping in a bed with bed bugs. One literally crawled out from under me as I rolled over. I promptly called Simpson Properties and told them about the incident. Someone came by and agreed that it was indeed bed bugs (but later denied it, calling them carpet beetles - which they were not, see attached picture) and they were able to quickly get us to another unit a couple of miles down the road (Phoenix 8, unit 1203). They also comped us one night and the parking pass at the new unit because I had to pay for it (bare minimum to make things right really). Arrived at the new condo on Sunday and it seemed like a decent alternative. The unit clearly wasn't as upgraded as Regency Isle 404 and although it was a 3 bedroom (which we didn't need or want) it was hardly an 'upgrade' as they claimed. The view was nice and we tried to enjoy the first afternoon and evening but much of it was wasted washing ourselves and clothes to ensure we didn't bring any bed bugs with us. Then on Monday morning the construction right outside our unit ensued and made for an absolute miserable 5 day stay. Not one moment of peace during the day (even while on the beach & inside the unit due to the incessantly loud construction noise). I am aware that they cannot control construction, but it was not a comparable unit as far as upgrades inside and a peaceful stay on the water like we would've had at Regency Isle, if not for the bed bugs. Absolutely disgusting. Got several bites. Overall, it was a pretty miserable stay and I will not be back.

We scheduled a much needed girls getaway and it was perfect! Condo was great (I'm actually trying to locate the living room set for my house). The balcony was spacious. Parking was convenient. I'll be booking this property again next year.

We enjoyed ourselves at the property. The ocean view was beautiful. One moring we even saw dolphins from the balcony. The ice maker made weird noises and didn't work very well. One of the cabinets in the bathroom was broken off the hinges and the shower door in the main bedroom didn't close all the way. Also, you should expect to get the bare minimum on toilet paper and paper towels. Be prepared to bring your own. The washer and dryer worked well. Other than those minor things we had a nice stay.

We've stayed at Regency Isle for many many years. Unit 404 was comfortable and clean. The room could use a couple more modern updates to keep up with some of the other rooms in the building. But, overall it was a great week. The Simpson Property Group was easy to work with and very responsive.
