Soft Caribbean breezes move gently through the space as light fills the condo, creating an easy rhythm for your stay between beach outings and rooftop moments. Mornings begin with coffee on the balcony, while afternoons naturally drift toward the pool or nearby shoreline. Evenings settle into a calm retreat close to both Coco Beach and the lively energy of Playa del Carmen.



Sleeping arrangements

The condo accommodates up to six guests across two thoughtfully arranged bedrooms. The primary bedroom features a king-sized bed and an en suite bathroom, offering a quiet place to recharge. The second bedroom includes two double beds, ideal for families or friends traveling together. An additional full bathroom and a half bath add convenience for groups.



Living space & kitchen

An open-plan layout connects the kitchen, dining, and lounge areas, creating a comfortable setting for shared time. The kitchen is fully equipped for preparing meals, while the breakfast bar encourages casual conversation. A dining table with seating for six makes it easy to gather for meals or unwind indoors. The space also includes Wifi, a dedicated workspace, and a TV.



Outdoor living

The balcony extends your living space outdoors, offering a spot to relax or dine throughout the day. Above, the rooftop terrace features a pool and lounge areas oriented toward Caribbean views, providing a peaceful setting to spend time between beach visits.

- CTM Ave, is at the north end of town (where more of the locals hang out!) and it's a wonderful street with lots of good local restaurants & near some of the best beach clubs in Playa!

- Vibrant shopping malls nearby like Paseo del Carmen, Quinta Alegria & Calle Corazón plus boutique stores & more

- Soriana grocery & convenience stores in walking distance

- Martina´s Beach Club is just a short walk away !!!

Getting Around:

The condo is about 54.4 km/33.8 miles or about a 45-min drive from the Cancun International Airport (CUN). It’s best to prearrange your airport transfers. There are shared-ride and private vans as well as rental car options. Let us know if you need any assistance. We’d be happy to help! Once you arrive to Casa Del Mar condos, there's a designated parking space in front for your unit #203.

- Please note there’s ongoing construction happening nearby. You’ll likely hear construction noise during working hours; Monday through Saturday, from 8am to 6pm.



- The properties we manage are meticulously cleaned and disinfected before and after each use. Our staff is trained and uses the protections recommended by the health authorities. All our properties have the equipment so that the client can enter and exit on their own without having to have direct contact with any person. The staff will not enter the properties to do cleaning and maintenance during the stay of guests unless it has been authorized and with strict hygiene measures.



- We provide bottled water, high-quality bed linens, bathroom and beach towels, kitchen equipment and more to provide the most comfortable stay. And if you need an airport transfer, we can help you with that too! Just let us know!



- Electricity is included in short-term stays (2-27 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. *Please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.



- Guests will be requested to sign a Rental Agreement upon booking confirmation.



- A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



- There is no daily housekeeping but if you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.



HOUSE RULES

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed.

- No tent or other structures may be set up on the ground of the property.

- Renters agree to cover any charge related to damages occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters will be required to provide a government ID on the day of checking in or during your stay.

- Please avoid from moving furniture

- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- It is requested to use the Safety Deposit Box for all your valuables. We will not be held responsible for any loss or theft.

- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.

- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.

Perfect location. Close to everything we needed and still a quiet location. The unit was a little tired but clean and very functional. Balcony railings need some work as they were starting to rot. Host was very responsive.

We rented there 6 weeks.The condo is very well located, close to one of the best beach in Playa del Carmen, a large grocery store near by and many very good restaurants. It has a large balcony where it was nice to relax and eat. The pool on the roof top is nice and quiet, but the chairs need repairs.The condo itself need also repairs, the washing machine is not working, the windows blind stores are missing and the the door of the main bathroom is not closing.

Upon arrival the codes for entry did not work and it appeared that AI was answering from a preprogrammed algorithm. After more than an hour or so an individual sent a correct code. Privacy blinds in the inside were severely damaged so no privacy. Not enough trash bags or paper towels. Average stay.

Great Stay!

- host was attentive, friendly and quick with any issues or queries - transport was arranged for us, drivers were on time and professional - property is beautifully maintained - the condo itself has received some recent upgrades and could use a few more but it didn’t effect our stay at all - will definitely be returning to casa del mar

Excellent stay

This property was close enough to everything that it made sense, but far enough away that there was peace and quiet. The property manager was outstanding to deal with, clear and concise communication - any issue raised was resolved immediately (no issues really).
