The Space:

Imagine your waking moment: you open your eyes, and from your King or Queen bed, the view is pure Caribbean. Xiu is your private modern rustic design retreat on the first floor. Open your terrace doors and step barefoot directly onto the sand of our exclusive beach. This studio for two guests embraces you in comfort, with its functional kitchenette for your morning coffee and a private bathroom that is pure tranquility. Every detail, from the premium linens to the air conditioning, is designed for you to experience absolute, intimate disconnection.



Guest Access:

Your experience includes total and exclusive access to your Xiu Studio and your terrace with direct exit to the sand. You will also have privileged access to Arenika's shared amenities: the refreshing pool, the palapa, the pristine beach, the outdoor restrooms, and the controlled parking. Your entry is secure and seamless, designed for your peace of mind.



The Neighborhood:

Your destination is Bahía Petempich, a well-kept secret offering you the promise of total peace. Here, exclusivity means seeing no crowds, only unspoiled nature and the sea. This is your sanctuary for reconnection. Remember: Your experience is one of pure isolation. To explore the vicinity or restock, you will need a private vehicle, as stores and restaurants are a drive away. Civilization awaits in Puerto Morelos, just a comfortable, brief journey.



Getting Around:

To protect your bubble of peace, a private vehicle is indispensable. There is no public transport or shops accessible on foot in this paradise. Your car will have ample and secure space in our parking lot. We recommend planning your provisions shopping in advance, so your time by the sea is uninterrupted and maximum relaxation is achieved.



Other Things to Note:

Plan Your Provisions: Remember, there are no stores nearby. Do your grocery shopping before arriving so you can enjoy your stay worry-free.



Nature: You are immersed in a living ecosystem. It is possible to see local wildlife. Respect for the natural environment is vital.



Cell Signal: Cell reception can be intermittent in the area, but our dedicated WiFi will keep you connected.



Access Keys: To receive your access codes, it is essential that you complete the Registration Form sent via the app.



Important: Replacement for loss of key, cards, wristbands, parking cards or towel has a cost of $20 US each. For each rule that is not complied with, the condominium or the neighborhood committee may charge up to $200 USD penalty or remove or speak to the police for an eviction due to bad behavior. Bookings of 7 nights or more include only 20kw of electricity per night. Excessive consumption will cost $5 pesos per extra kw. With responsible use, they should not exceed it. You have total privacy in the property, however, if a force majeure cause arises where we have to access we will let you know in advance (Floods, leaks, fire, etc).

Our promise is your peace, so we offer discreet and completely self-sufficient service. We will not be present, respecting your privacy. However, if you need us, we are available 24/7 via message to promptly assist you with any urgent inquiry or eventuality you may have.
