The Space:
The property is built around a tiled courtyard with three distinct wings, so big groups never feel on top of each other.
Main House - the everyday hub. Open-plan kitchen, dining and lounge flowing out to the courtyard and pool. Shared bathroom and laundry on this side.

- Bedroom Three - Single Bed
Games Room wing - kids' and teens' favourite, attached to the main house but lockable when you want it quiet. Pool table, table tennis, separate lounge and a kitchenette with washing machine.

- Bedroom Five - Queen Bed (upstairs)
Pool Room - a self-contained suite straight off the courtyard with its own external entrance. King bed with poolside outlook, ensuite, and a kitchenette with mini-fridge. Often used by grandparents or the couple in the group who want a bit more privacy.

Guest Access:
The whole property is yours. Main house, Games Room wing, Pool Room, pool, spa and outdoor areas - just for your group. The driveway is shared with a neighbouring property about 100m away; the garage is locked and unavailable.
The Neighborhood:
Ōwhata sits on the eastern edge of Rotorua - rural enough to feel like a retreat, close enough that you're never more than a short drive from what you came for.
- 800m to Rotorua Airport
- 10 minutes to Rotorua CBD - restaurants, shops, the lakefront
- 15 minutes to the Redwoods Forest and mountain bike trails
- 20 minutes to the Polynesian Spa and the main thermal attractions
The setting is paddocks, fences and quiet - past guests have particularly liked the cows on the neighbouring property as a welcoming committee.
Getting Around:
On-site parking is included. A car gives you the most freedom in Rotorua - geothermal parks, lake walks, Redwoods, and the airport are all within a short drive.
Other Things to Note:
- The swimming pool is saltwater and not heated - best for sunny days.
- The spa pool is heated and ready to soak in year-round - ideal after a day exploring Rotorua.
- The Pool Room is a separate building accessed from the courtyard, not from inside the main house.
- Te Ngae Road runs in front of the property and carries some heavy traffic including logging trucks. The house itself is set back, but light sleepers in the upstairs Games Room bedrooms may notice it - downstairs and the Pool Room are quiet.
- This is a semi-rural location so although pest control measures are in place, the occasional field mouse or insect is normal here.
