“Smiths Beach Sanctuary” is a delightful double-storey family home in Smiths Beach, just a short walk from the stunning sandy shoreline and the Smiths Beach General Store, and just a short drive from the supermarkets, restaurants & cafés of Cowes and San Remo. Some of the many features of this lovely home are detailed below:

Indoor Areas

Initial access to the home is via external stairs to the first-floor Balcony. The spacious open-plan Kitchen/Dining/Living area (with a 55" smart TV and a Coonara-style wood heater) forms the heart of the home and flows seamlessly out to the Balcony through large sliding doors, creating a relaxed indoor/outdoor feel, ideal for entertaining. Also on this level is Bedroom 1 (with BIR), a Bathroom (with shower), a separate Toilet and a Laundry between the kitchen and the toilet (with washing machine). Please note: The separate Master Bedroom is locked off and not available to guests.

Accessible via internal or external stairs, the ground floor features a fantastic, comfortable second Living Area (with pool table and 55" Smart TV), ideal as a kids’ zone and games room. Also on this level are Bedroom 2 and Bedroom 3 (each with BIR). A main Bathroom (with shower & toilet) and another separate Toilet.

Outdoor Areas

The large first-floor Balcony (with gas BBQ, outdoor dining table with seating for 12 and two sun lounge chairs) extends directly off the open-plan Living area and provides a wonderful space to relax, dine, or enjoy the fresh coastal air and leafy surroundings. Wrapping around the side of the home is a covered verandah-style deck, offering an additional sheltered outdoor space ideal for quiet moments or casual entertaining.

The entire block is enclosed and features a large yard with a covered area immediately outside the downstairs Living Room (with 2 outside chairs), which provides a grassy space for guests to unwind or for children to play, and also features a mounted basketball ring and a hot/cold outdoor shower. The home’s well-designed outdoor zones and elevated setting offer a sense of seclusion while still being just a short stroll from the stunning Smiths Beach shoreline and the local general store. There is space for 3 vehicles (cars and/or a boat) to park in the front yard/driveway, along with additional off-street parking available if needed.

Please note: The home has external security cameras on the outside of the property; One overlooking the front door, one overlooking the back door and one overlooking the outside area under the deck.

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, a microwave, an Aldi coffee pod machine, a toaster, a kettle, etc. plus a double sink, a fridge, a dishwasher, an electric oven and an induction cooktop.

Heating/Cooling Systems

There are two wall-mounted reverse-cycle air conditioners in the home; one in the upstairs Kitchen/Dining/Living room and the other in the downstairs Living/Games Room. The home has a Coonara-style wood heater (some wood provided to get you started) in the upstairs Dining/Living Room.

Bedding Configuration

This home has 6 beds, accommodating up to 8 guests:

Bedroom 1: One Queen bed
Bedroom 2: One Queen bed
Bedroom 3: Two sets of Bunk beds

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties, or large events. The home also does not take bookings over Schoolies, irrespective of whether school-leavers are part of the official Schoolies Program. All bookings are subject to approval, pending Guest verification process. Local council restrictions are in place for this property, and compliance is mandatory.
