About this space

Welcome to our island home! Ideally located a half block from the beach and

walking distance to restaurants, shops, and golf cart and other rentals. Both

the interior and exterior of this home have been carefully thought out for

your vacation! Huge pool and hot tub, patio and pool furniture, and a hammock

in the backyard. Plenty of beds, comfortable furniture, new central A/C, and

games (pool table, foosball, air hockey/ping pong/dining table) inside the

home and the garage game room.



The space

Thank you for considering 121 Snapper by the Sea. Our newly remodeled home

features a new kitchen & more. This lovely home is about a 1 minute walk to

public beach access, yet just 1 to 2 blocks to the entertainment district,

grocery store, & dozens of bars and restaurants. Location makes the Vacation!

This 3 level home allows for up to 4 vehicles off the street, 3 decks, and a

great covered patio on the backyard plus pergola plus a stunning private pool

& BBQ Grill (bring LP tank)

As you go up the stairs to enter, you will notice the huge living room,

entertainment area and open concept kitchen with all new appliances & white

quartz counters that all opens to the other spaces and easy access to the

decks for a nice morning coffee or evening margaritas. We know this space will

create lasting family memories & this home is taken care of with love from our

family & professional management company with cleanliness in mind.

This home has 3 bedrooms on the top floor, with one bonus room on ground floor

that opens to the pool with additional bedding and mini fridge for ease of

having fun by the pool



Max Occupancy is 16 guests including infants & children

Home Highlights:

* Private Pool with covered patio out of the sun, backyard space, & pergola. We have lounge chairs for sunning. There is a gas BBQ grill though we do not provide the LP Propane Tank for grilling out. There are two expansive decks overlooking the pool as well on 2 different levels plus one in the front of the home

* Property is located at 121 E Red Snapper & truly is walking distance to near everything you will want on your vacation. Arrive & park your truck, you wont’ need it again!

KITCHEN:

Fully equipped kitchen with all new electric stove, dishwasher, refrigerator,

microwave, coffee maker and everything (all new) needed to prepare great

family meals that save time & aggravation of restaurant waits with your

family. There is a large breakfast bar making the space perfect for gathering

and entertaining.

The dining table with seating for 8-10 s perfect for large or multi families



BEDROOMS:

Bedroom 1: 3rd floor, master bedroom, king bed, huge private balcony with

private sitting area, private bathroom, air conditioning , walk in shower &

tub

Bedroom 2: 3rd floor Full over Full new adult bunks beds with pull out

trundled bed for a 3rd full bed in that room perfect as a kids bunk room to

sleep many, air conditioning

Bedroom 3: 3rd floor queen bed, air conditioning.

3rd floor has a common area full bathroom and yet another full bathroom on 2nd

level that adjoins the living/entertainment area/kitchen

Bedroom 4: ground floor off the pool with sleeper sofa as a full bed & small

fridge perfect for entertaining off the pool & supplies. There is also a sink

& small living room here plus a half bath

We do supply an extra queen sized airbed - please bring extra bedding if you

plan on using. Please note that while we allow 16 people, we do not provide

true “beds” nor sleeping space for this many folks - this is just what is

allowed.



BATHROOMS:

Bathroom 1 (full bath): 3rd floor in master bedroom, large bath tub and shower

combination

Bathroom 2 (full bath): 2nd floor in hallway, dual sinks, bath and shower

combination

Bathroom 3 (full bath): 1st floor in hallway, each access from pool and bunk

room

Bathroom 4 is a half bath ground level off the pool & the bonus room



DOWNSTAIRS

There is a bonus room on ground floor at the back of the property off the pool

that is like a small mini suite with a kitchen sink, dishwasher, microwave,

flat screen TV, and a table with chairs plus a pull out couch for extra

sleeping space and/or privacy. This room is great as a 2nd kitchen off the

pool plus dishwasher if you BBQ in pool area as well as the mini fridge for

beverages too.



BACKYARD:

* Large yard with patio, patio furniture and outdoor table. Very private fencing

* Large upper wrap around deck with BBQ off the main / kitchen level

* Pool and hot tub

Within quick driving distance of your stay, visit the South Padre Island

Birding and Nature Center, Andy Bowie County Park, Beach Park at Isla Blanca,

and the South Padre Island Golf Club. The island also boasts a variety of

delicious dining options and local shops.

While this home has free WiFi if you have some work to get done, the internet

is less than perfect on the Island sometimes.

Please inquire about off season discounts Sept 15 to Dec 15 for stay over 4

nights. We do have active military as well as football coach discounts - just

ask before you book please not after :)

Property is professionally managed by local South Padre Island Trips at 2600

Padre Blvd with an office open 7 days per week 9 am to 5 pm. We do offer free

linen exchange for stays over 3 nights.



You must read & agree to ALL house rules prior to booking - failing to do so

is not a reason for a cancellation nor refund request so please review :) The

max occupancy is 16 people and again, babies & infants are considered in this

head count. A max of 4 full sized vehicle is allowed including golf carts if

you park on side of road you will get towed. There is extra free parking along

Gulf Blvd a city owned street currently no charge.



We provide an electronic code to enter the property prior to 3 pm day of check

in to the number on file, not before. Check out is 11 am



You must have completed the docusign rental agreement and attached a photo of

your picture ID, read the house rules. If you are not 25 years of age, there

ARE additional requirements & you must ask about these prior to booking



We will not provide door code for entry without these being done nor will we

offer a refund for this just to clarify.



We provide all bed sheets, blankets, bath towels, face towels, hand towels,

basic soaps & shampoos and a starter pack of dishwasher pods, trash bags,

coffee, filters, creamer, and sweetener. These supplies are a starter pack and

not unlimited nor re supplied. We do not provide laundry detergent.



Please bring extra bedding if you plan on using the fold down couch, airbed,

or sleeping on a couch in general. We do not provide LP Gas/Propane for the

gas grill so if you plan on using please do bring or pick up at the Blue

Marlin Grocery Store or gas station
