Guest Limit Policy: Maximum guests must not exceed the number stated on the listing. Additional visitors beyond the booked guests are not permitted.
House Rules:
1. All guests are required to sign the Peachy Properties booking agreement prior to arrival.
2. For non-Airbnb bookings, a security deposit via credit card pre-authorisation is required. This will be released 7 days after checkout, pending property inspection.
3. Only the number of guests specified in your booking may be on the property at any time, with a strict maximum of 9 guests unless prior approval has been granted.
4. No parties, events, or unapproved gatherings are permitted at any time.
5. Loud music or any behaviour that may disturb neighbours is strictly prohibited at all times. Please note the property is fitted with noise monitoring alarms.
6. In accordance with local regulations, all outdoor areas must not be used after 10:00 PM.
7. Strictly no “schoolies”, bucks, or hens bookings are permitted under any circumstances.
8. Bookings are only accepted from groups aged 28 years and over.
9. Smoking and vaping are strictly prohibited both inside and outside the property.
10. Parking is permitted only in designated areas on the property. Street and nature strip parking are not permitted. The property provides parking for up to two vehicles in the carport and two in the driveway.
Outdoor Spa:
The spa is programmed to be at temperature during peak use times while respecting our neighbours and local noise policies.
Heating Schedule: 10:00 AM – 4:00 PM and 6:00 PM – 10:00 PM.
Quiet Hours: At 10:00 PM, the spa enters "Rest Mode" and the heating/jets will wind down. This aligns with our 10:00 PM outdoor quiet hours policy.
Safety: Please ensure the thermal cover is strapped down when the spa is not in use.
Drying Room:
We have installed a professional-grade drying room to ensure your gear is bone-dry for the morning. It is fully automated for your convenience.
Operating Hours: The room runs a high-power après-ski drying cycle from 5:00 PM - 11:00 PM, followed by an overnight maintenance cycle until 8:00 AM.
Guest Instructions: Simply hang wet jackets/pants and place boots/gloves on the shelving.
Golden Rule: Keep the door firmly closed. The system cannot remove moisture if the door is left ajar.
Maintenance: The unit drains automatically through the floor - no need to empty water tanks. Please do not move the heater or dehumidifier units.
For non-Airbnb bookings, a security bond is charged 3 days before booking and released 7 days post. Bond: $1000.

Pets are welcome at the property, subject to request and booking approval. If you’d like to bring your furry friends along, please let us know at the time of booking and provide a few details about your pets so we can review and approve your request prior to arrival.
Please note that the property is mostly secured with boundary fencing, including fenced neighbouring boundaries and gated side access on both sides of the home. However, the rear boundary of the property is unfenced and backs onto a natural gully/shrub area, so we kindly ask guests with pets to keep this in mind and supervise them accordingly.
