    Moraine Villa Vail is a sprawling home that is perfect for larger groups. It has nearly 5500 square feet, 8 bedrooms, 9.5 bathrooms, multiple living and dining areas, and a spacious gourmet kitchen. Enjoy high quality furnishings & linens, a private hot tub, jacuzzi tub, steam shower & mountain views. The Town of Vail's bus stops a short easy walk from your door, providing you with easy access to Vail's famed ski slopes, shopping, and dining, and preventing you from having to pay for parking. This home has everything you need for a vacation you'll never forget!

    The Property:

    The home has 3 levels of living space to enjoy, though most of the square footage is on the main and upper levels. When you enter from the front door, you're immediately drawn into the great room, an inviting, spacious room that still manages to feel warm and cozy. With 25 foot high tongue and groove ceilings, a floor to ceiling river rock fireplace, a swiveling HDTV, a wall of windows, mountain views, and a wet bar with ice maker and refrigerator drawers, this really is a great room in which to spend some time. The living room portion has plus seating for 10 around the fireplace and TV. The dining room also seats 10, and is elevated over the living room, which makes it easy to enjoy the ambiance of the fireplace and the company of those who are in the living room area. This house, and this kitchen, is built for the needs of a big group. The kitchen is so big that it occupies most of the West wing of the home, between the dining area and garage. It includes an island, a peninsula with seating for 4, a secondary dining or game table for 7. There is plenty of counter space for meal prep and even a built-in desk for researching recipes. It is a gourmet kitchen, with 2 sinks, 2 dishwashers, 2 ovens, 2 sub zero refrigerators with freezers, and a gas range with a vented hood. There's also a wall of cabinets with storage galore. You'll have everything you could need to prepare meals or specialty items, from muffin tins to small appliances like an air fryer and extra large instapot, and so much more.

    Still on the main level, on the East side of the great room you'll find a substantially sized dedicated office. The office includes 2 work stations, a monitor you can plug into, and two chairs where you might relax with a book. We hope you don't have to work while you're visiting, but if you must, you can do so in privacy. Most of the main level's East wing is occupied by the first, and best, bedroom suite. It features 15 foot high vaulted ceilings and pentagonal windows for an extra spacious feel. This sizable room easily accommodates its King size bed, a desk, a dresser with HDTV, and chairs for reading or getting dressed. The bathroom within this suite features a long granite vanity with dual sinks, a jacuzzi tub, and a separate dual headed steam shower. No need for a spa day. You can go skiing and come home to your spa! The main level does include a half bathroom, so this spa-like bathroom can remain private to the bedroom suite. From the office, living room, and dining room, you'll have access to the back deck, which spans the entire width of the home. Here you'll find the private hot tub as well as outdoor furniture. There's even a wide grassy (or snowy) yard where kids can play. Please note, this home is above I-70, and when outside, you will hear the highway. Fortunately, the newer home has great insulation and windows, so when you're inside, it's easy to forget that the highway is there. Finally, on this level, the garage is worth mentioning. It is extra large and some of that extra space has been designed for you and your gear. You'll find a boot/glove heating and drying system, benches and racks for your skis, boards, coats and helmets.

    Villa Moraine Vail has a lower level, one level down from the main / entry level. Down here you'll find the media room and a full bathroom. The media room is the perfect place to watch movies, sports, or other video content. Being on the garden level, this space stays naturally cool even on warmer summer days. In winter, gather your group, cozy up with some blankets, and relax!

    Upstairs from the main level is where you'll find the remaining seven sleeping rooms, all of which share some great qualities. Each has vaulted ceilings and a corresponding dedicated bathroom. Six bathrooms are ensuite, while one is located just across the hall from its room. With so many rooms, it can be hard to keep track, so the homeowners distinguished each space with its own unique color.

    Lavender Bedroom (Bedroom 2) - An exceptionally large room that works especially well for parents traveling with younger children. One half of the room includes a Queen bed, ensuite bathroom, closet, private balcony, and armchair. The other half features a desk, Peloton exercise bike, free weights, and a built-in alcove daybed approximately the length of two Twin beds placed end to end - ideal for children who prefer to stay in the same room as their parents. This space is a custom addition to Villa Moraine Vail.
    Orange Bedroom (Bedroom 3) - Includes a King bed, ensuite bathroom, wall-mounted TV, and extra-high vaulted ceilings.
    Brown Bedroom (Bedroom 4) - This room features a King bed, private balcony, ensuite bathroom, and two chairs facing a wall-mounted TV.
    Blue Bedroom (Room 6) - Features a split King bed that can be configured as either one King or two XL Twins, based on your preference. We'll ask for that prior to your arrival. Also includes a wall-mounted TV. The dedicated bathroom for this room is located directly across the hall.
    Yellow Bedroom (Room 4) - Offers a Full bed, ensuite bathroom, wall-mounted TV, and extra-high vaulted ceilings. This room and the Orange Bedroom both include loft areas; however, the ladders have been removed and the lofts are not accessible for safety reasons.
    Beige Bunk Room (Room 7) - This long room includes two bunk beds, each with a Twin on top and a Full on the bottom (two Twins and two Fulls total). It also features a wall-mounted TV, ensuite bathroom, and a door to a stairway providing safe secondary egress from the upper level.
    Green Bunk Room (Room 8) - Includes a Twin-over-Full bunk bed with an additional Twin trundle underneath, plus a separate Twin bed—sleeping two Twins, one Twin trundle, and one Full. The room also includes a TV and an extra-large split bathroom.
    **Important Note: The Beige Bunk Room and Green Bunk Room are not technically classified as bedrooms due to the current lack of closet space, which is being addressed (anticipated January 2025). Both rooms include ensuite bathrooms and meet Town of Vail Fire Department safety standards.

    Wireless & Data: A large home with a large capacity means lots of people on the wifi network. This home has speeds of up to 1 GB per second to help ensure everyone can enjoy their devices and content.

    The Location:
    – Transportation: The free Vail bus system picks up only one tenth of a mile (about 160 meters or 500 feet) from the home at the Booth Falls stop. This bus can take guests directly to the slopes, either Vail Village, or if you prefer, you can hop off at Red Sandstone and walk over into to Lionshead.
    – This home in the Lions Ridge area is part of and within the Town of Vail. Specifically, it is in the western part of Vail, north of I-70, near the grocery stores but also quite close to Lionshead and Vail Village.
    – Views: From the back of the home, the views look south towards Vail Mountain. You can see the Cascade chairlift as well as the Gore Range farther east. There are mature trees around the home's other sides, providing privacy and the feel of a forested mountain location.

    Arrival, Accessibility, Layout and Parking:

    – Once you book, we're here to support you before, during, and after your stay. We will provide you with arrival instructions, local information, and answer any questions you might have.
    – Accessing the property: From the driveway or garage, into the home there are no stairs. Once inside, everything on the main level is on the same level, except the living room portion of the great room, which is down 2 steps.
    – Parking: There is parking for up to 6 cars. You will have access to the extra large 2 car garage plus there is space for 4 more cars in the driveway, which has an in ground heating system to melt the snow. There is also some additional parking right across the street that is shared by the small community. Please note that street parking is not allowed in months when snowfall (and the city's snow plowing) are possible or likely. In photos, you may notice that the home has a one car garage in addition to the 2 car garage. This garage is reserved for owner use and storage. Campers or RVs are strictly prohibited. If you need additional parking options, please contact us for more information.
    – 4WD vehicle information: The roads in the area which lead to and from this property are generally easy to navigate and well maintained. However, mountain weather and road conditions can change quickly. If traveling when snow and winter weather conditions are likely, 4 Wheel Drive or All Wheel Drive and tires with good tread are recommended.

    ** Video & Noise Monitoring - Please note that noise monitoring devices, and security cameras, do exist on the exterior of the property. Cameras are positioned to cover all entrances and exits of the home. Cameras are present to ensure the property remains secure and safe, as well as to ensure that guests are honest and upfront about their planned use of the property. If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value and quality of the property, then this is not the place for you, and you should not book the property. For normal, respectful groups, we are sorry that these statements and measures are necessary. Security cameras and noise monitoring devices are an example and demonstration that the property's owners are taking steps to ensure the home remains available for rental, and in good condition, for your benefit.     ** Air Conditioning - Most mountain resort properties were not built with air conditioning. During most hours of the day and weeks of the year, AC is not needed. Check the average high and low temperatures and weather forecast for your dates of travel, and look at the list of amenities to see if AC or fans are part of the rental property and look for ceiling fans in photos.

    ** Lengthy Rental Periods, Cancellation Policies, & Cleaning Fees - Long Term Rentals (28 nights or more) may be unacceptable under the standard cancellation policies listed online, which are designed to be only for short term rentals. Long Term Rentals must be discussed and approved prior to booking online. A long term rental / lease agreement may be required. A Security Deposit will be required for all long term rentals, and mid-stay cleaning(s) / inspection(s) may be required. The standard cleaning fee quoted as part of any booking is for the final cleaning, which is to be performed after the rental period has ended.
