The Space:
The deck is where your stay starts. It sits up above the street with an outlook across Koutu towards Lake Rotorua, and it has a BBQ and a table for four. Have your coffee out there in the morning sun, then come back in the evening for dinner off the grill.

Inside, the kitchen, dining and lounge share one bright open-plan space, with sliding doors straight out to the deck. A deep modular couch and ottoman make movie night easy. A starburst pendant hangs over the dining table, which seats four for a long dinner. Heating and air conditioning keep it comfortable in any season.

THE KITCHEN
The kitchen has black cabinetry and a breakfast island with stools. There's a full-size oven, a cooktop, a dishwasher and a tall fridge-freezer, plus a tiled splashback and plenty of bench space for cooking a proper meal.

THE BEDROOMS
Both bedrooms have a king bed made up with fresh white linen, set against a warm timber-panelled feature wall with bedside lighting. Travelling as two couples? Nobody gets the short straw.

BATHROOM AND LAUNDRY

Guest Access:
You'll have the whole townhouse to yourselves: both bedrooms, the bathroom, kitchen, living and dining areas, laundry, deck and BBQ, plus the garage and gated driveway. It has its own private entrance, so you come and go as you please.

The Neighborhood:
Koutu sits on its own quiet peninsula on the western shore of Lake Rotorua. You get lakeside living and you're still five minutes from the middle of town. Wander down to the shoreline and the Koutu lakefront, or across to Karenga Park Reserve, with a dairy, local shops and a café close by for your morning flat white.

The restaurants and bars of Eat Streat and the Rotorua lakefront are about five minutes one way. Skyline Gondola & Luge, Zorb and Rotorua Canopy Tours are about seven minutes the other. Polynesian Spa and Wai Ariki Hot Springs are about seven minutes away. Te Puia's geysers and Māori cultural experience are about ten minutes, and the Redwoods Forest walking and mountain-bike trails about twelve. It's a settled, quiet suburb where you sleep well and still get everywhere fast.

Getting Around:
A car is the easiest way to explore Rotorua and the lakes. You'll have the single garage plus a second space in the gated driveway. Central Rotorua is about 5 minutes away, Skyline, Zorb and Canopy Tours about 7, and Rotorua Airport about 15. There's also a bus stop on Koutu Road with services into town.
