Guest Access:
Guests have the full home, the fenced yard, and the balcony to themselves. No shared spaces, no hallways, no front desk — it's a private stand-alone home. Door code, WiFi password, and a Leadville guidebook (walking-distance restaurants, trailheads, ski conditions, emergency contacts) are emailed before your stay.
The Neighborhood:
Fairhaven House sits on East 12th Street in downtown Leadville, Colorado, at 10,152 feet elevation — the highest incorporated city in North America. Harrison Avenue (the main commercial corridor) is an 8-minute walk south; the Mineral Belt Trail is three blocks away.
Downtown highlights within walking distance: Periodic Brewing, High Mountain Pies, Treeline Kitchen, Silver Dollar Saloon (opened 1883), Melanzana fleece, Delaware Hotel, and Tabor Opera House — plus art galleries, coffee shops, and mining-history attractions.
Year-round outdoor access: hiking, cycling, fly fishing, fourteener climbs (Mt. Elbert and Mt. Massive are both visible from the balcony and 25 minutes by car), snowshoeing, Nordic skiing on the Mineral Belt Trail, and downhill skiing at Ski Cooper, Copper Mountain, Vail, and Beaver Creek.
The Mineral Belt Trail loops around the entire town — you can hop on three blocks from the house and bike or ski the full 11.6 miles without crossing a major road.
Getting Around:

Other Things to Note:
ALTITUDE: Downtown Leadville sits at 10,152 feet. Plan your first 24 hours easy: drink double your usual water, ease up on alcohol, and avoid heavy exertion the day you arrive. Symptoms of altitude sickness include headache, nausea, and shortness of breath. We cannot offer refunds for altitude sickness — if you're prone, consider travel insurance.
NO A/C: Nights in Leadville run 40s–50s even in July. Windows and cross-breezes handle daytime warmth. A/C is not installed and is not needed at this elevation. A few past guests have noted the upper floor can feel warm on hot July afternoons — opening windows on opposite sides of the house produces a strong cross-breeze.
NO PETS: Fairhaven is a pet-free home.
PARKING: Free parking on the street in front of the home and alongside the property. No permit required.
QUIET HOURS: Leadville's Quiet Hours run 10:00 PM to 7:00 AM. Turning off exterior lights during those hours helps the neighborhood enjoy the dark skies.
WILDLIFE: You're at elevation in the Rockies. Expect the occasional insect or small critter. We pest-treat regularly and ask that you keep doors closed.
LICENSE: Lake County License #2026-122.
