The back reception is a quiet and peaceful reading space overlooking the garden, which in spring and summer resembles a museum painting. Both rooms are well-lit, with doors and window shutters available for added privacy. A well-appointed washroom is also located on this floor.

Ascending the stairs, guests will find a fully equipped kitchen and a formal dining room overlooking the garden. The kitchen features state-of-the-art, chef-quality appliances, including a dishwasher and all necessary equipment for home cooking. We’re so delighted to welcome you to our cherished Georgian home! To ensure a comfortable and enjoyable stay for everyone, we ask that you kindly follow these simple guidelines.

1. Respect for the Home

Our home is a beautiful historical gem, full of character and charm. We ask that you treat it with care as you would your own. While we’ve done our best to maintain it, like all period homes, it thrives with a little extra TLC. Don’t worry—we’ll provide easy-to-follow instructions in the welcome package to guide you!

2. Cat Care & Interaction

We have two delightful, well-behaved cats who are here to add warmth and charm to your stay. If you're comfortable with it, we invite you to care for them during your visit; we’ll provide everything you need, including simple instructions. If not, don’t worry—our trusted cat sitter will stop by as needed to ensure they’re well cared for, without disrupting your time.
Please do ensure the cats are safely indoors before dusk for their own protection. And for their safety, please avoid letting them out the front door—our back garden is their safe space!

3. Guest Limits & Visitors

We ask that only registered guests stay overnight, though we’re happy to host small gatherings. We kindly request no loud parties or events, as we want to keep the peaceful atmosphere of the neighborhood intact.

4. No Smoking, Vaping, or Incense Burning

For everyone’s comfort, our home is a smoke-free zone, including the garden.

5. Noise Consideration

Please be mindful of noise levels, particularly in the evening. Our home is nestled in a quiet neighborhood, and we appreciate your understanding in keeping things calm for everyone.

6. Kitchen & Appliances

The kitchen is yours to enjoy! Please feel free to cook up a storm, but kindly clean up as you go and avoid placing hot pans directly on the countertops. We also ask that you stay in the room when using the oven or stove for safety.

7. Garden & Outdoor Use

Our garden is a peaceful escape—please enjoy it! Just a quick note: please treat the plants and flowers with care, and if it looks like rain, please bring the furniture cushions inside to keep them dry.

8. Check-Out Instructions

When it’s time to leave, we’d appreciate it if you could follow the simple check-out list in the welcome package. And if you wouldn’t mind returning the furniture and items to their original places, that would be so helpful!

9. Security & Doors

For your safety and peace of mind, kindly remember to lock all doors and close windows whenever you leave the house.

10. Damage & Breakages

We understand that accidents happen. If anything gets damaged or broken, please let us know as soon as possible, and we’ll work together to resolve it.
