    - Area rangers strictly enforce all Vacation Rental ordinances (parking, noise violations, camping, etc). If a citation is received, the guest will be responsible for paying both guest and owner citations, up to $2,000 
    - To avoid citations, follow all community rules as outlined in the Welcome Book and observe quiet hours between 10:00 pm and 8:00 am. Please note that outdoor hot tub usage is restricted during quiet hours, and will also incur a fine if used between 10:00 pm and 8:00 am

Nice location but poor property preparation for guests

Great location and price given the number of rooms, but there were a lot of problems with the property upon arrival. The hot tub was low on water and dirty, and the dishwasher had a clog and sitting water, so we had to hand wash all of our dishes during the trip. The sauna also didn't work, and the barbecue grill barely functioned due to limited gas flow, which we found out as we were trying to use it for dinner. There were also some beer cans found from previous guests.The local contact Adrian was very helpful in getting the hot tub fixed.

South Lake Tahoe Stay

We were a large party of 15 people and it accommodated all of us comfortably. The location was nice and nearby civilization. The price was reasonable. I definitely recommend staying here as there are options for entertainment/keeping you busy and relaxed! For example, the hot tub, the sauna. the game room.

PROPERTY CANCELLED ON US THE DAY OF OUR STAY AND DID NOT ISSUE FULL REFUND

We were booked two months ago to stay at this property. I got a call the morning of our stay saying the place had flooded. I had already flown in! They did not offer me a comparable replacement and we were left to figure it out on our own.

The house was okay, a little bit of a drive from the mountain. Didn't get check in instructions on time, got to the house and was locked out. Had to call property manager for keys.

You changed our house on the day of our arrival to a house that is listed for 10 people. We are a group of 18!! There is really only 1 usable bathroom for 16 people! The second shower is open to the bedroom so not a privatespace leaving just one useful shower. Two people stayed on the pullout living room couch so that early risers had nowhere to sit. We had to share bedding from other beds because there were no extra sheets and blankets or pillows. Finally the hot tub got repaired and was usable. I understand that the house we rented was damaged at the last minute and you replaced it with this one. This house was half the size of the one I rented. Sam said it would fit 20 nicely when he called to make the change!! Not so. I hope you will compensate us in some way as you have stated in your agreement.

the house was very dirty. there was a lot of dust everywhere and dirt. all of the closets were dirty and full of broken cleaning equipment. The balconies were dirty, the chairs were broken, the jacuzzi and sauna were very dirty. All of the windows were very dirty. The internet was not working, and one level did not have electricity. The kitchen was very dirty and smelly. there were spider webs everywhere throughout the house. There were broken lightbulbs on the balcony floor, and the smoke detector was missing a battery. We are under the impression that the house has not been clean in about 6 months. The management did not come to the house to check it at all. we were not able to use anything that was in the house because it was so dirty.

My reservation was canceled THREE HOURS before check-in. I was LIED to by the property management company, Evolve, and told there was water damage, when in fact it had been double booked, and the renters we spoke to had already been there for days, and still had days left on their reservation. I later saw multiple prior reviews that the EXACT same scenario had happened to prior renters. Both Evolve and VRBO gave me NO help, NO compensation and NOWHERE for me and my 15 family members (including elderly family and an infant!) to go. Communication with Evolve and VRBO was mostly limited to email and phone conversations with 2 people who only offered the standard impersonal company dialog of "we are sorry for the inconvenience and understand your frustration... blah, blah blah..." I was told we were on our own to find somewhere, and their only offer of compensation for the TERRIBLE circumstances they left us in was 200 "Key Cash", and ONLY after I was required to jump through their hoops of sending them PROOF that I had paid in full, which they admitted they already knew, but "that was their policy". UBELIEVABLE! I respectfully declined their "generous" offer! Good luck communicating by phone with anyone from Evolve or VRBO with any authority! This was my 5th year of using VRBO to rent a large place for my many family members for our yearly vacation. They even acknowledged that they saw the record of my prior significant business, but it didn't seem to matter! CALL ME, VRBO!

quality is unsafe and unacceptable. Its Generally unkempt, with delayed maintenance, like uneven paint, missing trim etc. First and foremost we had a double booking which was a huge inconvenience, we had 15 people show up here jn the middle of our dinner and because it was freezing out, we couldn't let them just stand outside Other concerns-one bed is balanced on books and secured with tape/unstable when sleeping in it. -trash strewn around property including used bandaids on the deck-electrical is faulty, the breaker keeps flipping so second floor bedrooms lose lights and outlets dont work so its completely dark and unsafe. A light in the living room keeps flickering and going iut despite changing light bulbs. -kitchen kettle leaks everywhere-dishwasher leaks a ton when used-kitchen lacked enough cooking supplies-2 toiletskeeps clogging wont flush-king bed was unsleepable because of the smell and huge dents-hot tub is dirty and low water- exposed carpet tacks, metal poking out from the walls is unsafe with a toddler-trash and dirty dishes found in kitchen cabinets-emailed 3 times prior to check in to ask questions and recieved no response-was not able to check in on time because cleaning was still happening-sauna use requires bedroom sliding glass to be open which makes rooms cold the sliding door is off its tracks-multiple windows were cracked and held together with tape

This home was amazing!!! I loved the multiple levels that each had their own deck!! The master bedroom was spacious and awesome. We loved the openness of the set up of the entire house. Great to have games on the 2nd level. Couldn't have picked a better place for our stay!

Very spacious house

This was a very spacious house and allowed my family and I to have a great stay! It was easy to find and allowed for the early birds to sleep away from the noise that the night owls made late into the night. Two small concerns from the property are the lack of amenities (not as many dishes/towels/paper towels) as we would have liked, and the cleanliness in a couple of areas. Other than that, we all really loved it!

it was ok

When we first entered the place was smell like it was vacant for a while so we had to go get some candles. Overall the place is great and the kids had a blast, alot of games for kids to kill times and adults can spend time on the first floor with kitchen and TV. due to the mudslide 1/2 of our group didn't make it but we had a great time especially with a huge back yard we spent a whole afternoon in the back playing with snow and pictures. Keep in mind to bring some scent candles. This place would be much better with better lights in the kitchen and new carpet and paint. The light are dull and Kitchen's light are very old. Over all it's a good place for gathering. The sauna is hard to find though it's out side of the second floor so make sure you look for it. We didn't know until the last day so didn't have a chance to enjoy it.

Great place for a big group - huge house with lots of games and ways to relax!

We are a group of 13 graduate students who rented this house for a social retreat. This house was large enough that everyone got their own bed to sleep in, and some of us had their own room. Enough linens and towels were provided for all of us. The kitchen was well-stocked, and it was easy to clean up after ourselves. A propane tank was provided for use with the outdoor grill. It is three stories with two living rooms, three balconies, fantastic game room(s) with a pool table, foosball, and ping pong. Though we didn't use it, there were gaming systems for use with TVs and a TV in almost every room. I can see this as being a huge bonus for families with kids or adults who wish to unwind (like us). Another thing is that the house is nice, but not so nice that you're afraid to touch anything or have drinks with friends. There is wear and tear, but it is clean. The hot tub was large enough to accommodate up to 6 of us comfortably. The sauna fits up to 4 people if you don't mind squeezing in, and it definitely worked as intended - very easy to use. The layout of the house was also a source of amusement, since there were many doors leading to new areas - most bizarre being the door on the ground floor that opens to a staircase that leads to nowhere. I would not recommend this house for senior citizens or people with disabilities due to the amount of stairs. One complaint is the litter in the backyard from previous renters. The dining table was also very wobbly, but a few members of our group had tools to fix it (so this should now be fine for future renters). As for location, the house feels secluded but is a quick drive from grocery stores, casinos, and hiking trails. Overall everyone was pleased with the house and had a great weekend retreat!

Nice vacation home!!

Not only is this house very nice, it's the perfect house for a large family vacation. It is a two story home with a huge play room downstairs. They have enough floor space, so everyone doesn't have to be on top of each other all of the time but plenty of room if they all want to be together. It's perfectly located in the middle of everything fun in South Lake Tahoe such as Camp Richardson, Emerald Bay, Heavenly, Zephyer Cove, golf and casinos. I would definitely want to stay there again!

Great memories at this home!

We rented this beautiful house for our family trip. It was three different families and a total of 13 people. We had plenty of room while we all had our meals together and all slept comfortably. The house has a beautiful view and 3 decks for evening gatherings. Our families had an awesome time at this house, plenty to do in game room and everything is conveniently close by.

Worth it

We very much enjoyed this home. Our large extended family found the house very enjoyable and quite roomy. Everyone had their own personal space and was completely comfortable. The only downside during our time there was it was warm outside and the sun coming through the many upstairs windows heated the upstairs to an uncomfortable level. We couldn't figure out how to cool the upstairs without freezing everyone downstairs.

Hi Guests, I am sorry you are experiencing heat at the house due to strong summer. This week, we've added 5 fans at the house for future guests due to the heat, please keep the windows open during afternoon and try to stay in 1st and 2nd levels of the house. Top level is more receptive to afternoon heat. Please note we've never advertised there is Air Conditioning at the house. Most of the houses in South Lake Tahoe doesn't have Air Conditioning units. I know everything feels upside down when experiencing heat. Please note we never delete any guest comments and there is no option in VRBO to do such deletions. We have no stairs to reach the top floor for 'Disable' persons and the top floor has a bed-room, full-bathroom, living room and kitchen. Hence, we said the house can accommodate disable persons. To reach 1st and 2nd floor, you will need to use stairs (Its a 3-story house). Again, we are sorry for the inconvenience and we are working hard to make your stay as much memorable as possible. Best stay with wonderful views

Excellent house. Amazing views. The is a multi-level house with ample space and had tons of fun. Multiple common areas, both inside and out, were great for our crowd. It seems like every single room has mountain views! Couldn't have asked for more -just a great place to be.

Disabilities?

Several reviewers stated that this home is recommended for people with disabilities. That tells me that they never stepped foot in the place. Every room has a step up or down. Upon entering the home a disabled person could only go as far as the front room. Steps are required to go any further. I fell on one of these steps, breaking a toe. My mother also fell walking down a hallway which suddenly had a step. As stated in the previous reviews the house was in deplorable condition. Not only was it in disrepair with NO advertised air conditioning, it was very dirty, although the linens were new looking and clean. Our vacation for 14 family members was very negatively impacted by the lack of air conditioning and condition of the home. We had to escape the home for 8 hours a day looking for somewhere else cooler to go, not an easy thing in Lake Tahoe for 14 people of varying ages. I'm disgusted that this home remains on the rental choices, ruining the vacations for innocent renters relying on reviews and the integrity of the advertising. The photos online are not even close to current. In order to use the sauna you first have to walk through a cobweb infested storage room. In ten years of renting through VRBO this is the first time we have had a problem.

Frat House

False advertisement: The condition of this house was like a frat house. It had no Air Conditioning and was infested with bugs. Most everything was damaged or falling apart. All negative online reviews are deleted and negative guest book reviews are ripped out. Owner refuses to make upgrades. I spent one whole day of my vacation making repairs, so my family could live in this place for a week. My mother and wife both got heat sickness from the lack of air conditioning. The place is in serious need of repair.

Poor choice for hot summer stay; winter would be better

I would not recommend this house for anyone staying in the summer due to no air conditioning as if you hit a heat wave you will be miserable and it's not worth the chance (so verify that they have installed air conditioning). If you are OK killing a bunch of bugs and dealing with a lot of small broken things the winter might be doable (make sure the furnace works!!) Major CONS for a hot summer stay: 1. NO air conditioning even though it listed it as included during heat wave made the whole stay unbearable. We had to leave for 8 hours a day and too hot to cook due to oppressive heat, elderly especially suffered. Make sure they take care of this before you stay here. 2. Bugs. Killed many every day (spiders, ants, etc..). Needs pest control. Medium Cons: 3. No window coverings on at least 3 bedrooms until we found the hardware and coverings in a storage closet and installed them ourselves. Privacy and heat concern. 4. Broken/missing screens. couldn't help with heat concern 5. No light at all (no overhead, no lamp) in 2nd floor bedroom (moved a lamp from another room and used a high chair as an end table) Minor Cons: 6. A lot of small broken things that should be addressed, such as post on outside gate with nails sticking out, upstairs floorboard uneven and unsafe (sort of like shallow sink holes), water leaking from bar on 2nd floor and missing tiles in shower will likely cause mold damage over time. Broken towel rack in master bath. and more... 7. Half the TVs weren't hooked up correctly and we fixed most of them 8. No clothing rods in 2 of the closets (as if someone forgot to put them in) Pros: 1. Fun activities in the house (pool table, TVs, ping pong) 2. Pretty mountain atmosphere 3. A lot of space in house 4. Linens very clean 5. Lots of TVs 6. Wifi worked 7. Full Bathrooms on each of the 3 floors (nice that you don't have to go through master to get to toilet on main floor) 8. Evolve as a property management company was very quick to address our concerns. 9. a lot of beds: Top floor: #1: 1 master bedroom with one large bed 2nd floor: #2) 2 double bed and 1 twin, #3) bedroom with 2 twin beds #4) bedroom with one double bed 3rd floor basement #5) bedroom with 2 double beds and you need to walk through that room to get to the #6 that has one double bed. There are also extra mattresses (twin and double bed in one of the 2nd floor closets)

Great house for the resonable price

We are a group of 16 people, stayed for 6 days and we all had a great fun at the house. This house has everything you wanted to enjoy including Sauna and Spa. They also have separate exercise room with new workout equipment! The scenic views were stunning.. I would strongly suggest this house for everyone.

Huge, fun, but worn out.

Lots of room for our group of 4 families - 6th grade basketball players and parents - 15 people in all. The boys had a non- stop fun with the pool table, ping pong table, and Foosball table. The house was also large enough with 3 levels for everyone to spread out. However- it really is time for the owners to stop and spend some TLC and money on this house. Things like fixing the permanently out of order 3rd toilet are absolutely necessary when renting to large groups. Little things like repairing broken blinds and towel rings, lights in every room, and blankets on every bed make it look like you care. We would expect the house to at least be in as good as shape as a hotel in the same per family price range.
