“This property was disrepair, the front door was wide open when I arrived to check-in (at midday), this despite the sign in the lobby that said "beware of thieves" yet there was no staff on hand, the lobby was dusty and garbage on the floor. “My family and I decided to stay here after reading the reviews. Firstly, we don't usually stay at home stays, but thought it would be a good experience being in ninh binh. Rooms, facilities and service were adequate. The home stay is located on a small road, so cars and buses cannot access. Every tour or p/u and drop off with grab had to stop on the main road because the roads there are narrow. I had to deduct one star due to coordination with the owners. “Anh and the ninh binh palm homestay provided us with one of our most memorable stays in vietnam. Anh is fluent in english and more than willing to provide assistance in booking further transport or suggesting activities in the surrounding areas.
