“The room itself was very clean. The bed was extremely comfortable. However, the room lacked a full length mirror. This was a major inconvenience because we were attending a formal event. The outside property could use alot of curb appeal and attention. Truthfully, it was an eyesore and made us very nervous as we were driving in. Suggestions would be some planters, flowers, benches, ice machines. I believe this would draw more visitors. Overall, I would stay there again and recommend this place...

The back room had a bow window facing the beach with a high table for 2, queen bed, decent sized closet and a dresser with a wall mounted TV. “Pros: It was clean. The bed was comfortable. It was close to the central part of town. it was nice to sit out on the porch. Cons. (for us) There are no ammenities. It is not like staying in a hotel. There is no ice machine, food, bar, etc etc. ( there was a mini fridge) We stayed in the first floor room. The sink was starting to separate from the wall. The toilet was rocky. The enamel is starting to peel off the tub. If you are looking for a very quiet, restful place, it is good.”

“Family of five who needed a place to crash 3 nights. The location is amazing. Right on the beach. Parking easy and assigned. Rooms were ok. The bathroom cabinet in room 109 was crooked and the back of it inside falling apart. Fridge worked great. View from ocean room.. so beautiful. Balcony, incredible and large. Very strict rules which I’m assuming is from past people partying. Rooms were quiet from other guests. Staff running it was helpful and great. Coffee was on first floor which was nice...

“We really loved our two nights day at Phil and Ann‘s. The rooms were clean. The air-conditioning worked great the staff was wonderful. The room was quite small but recently updated so everything was new. The beds were comfortable pillows were nice linens, spelt clean, and fresh. Love the little amenities on the property fire pits, basketball volleyball, badminton little putt putt, mini golf. We would definitely stay there again to enjoy a few days in Rhode Island.”

“The employees, views were great. But: There was a green plastic floss pick the stood out on the dark carpet on the stairway. It was on the center of the step. Outside stairway going to the top level on Friday afternoon. Sunday afternoon it was still there. Maybe the floss pickup employee was on vacation during the weekend and the other employees had the “it’s no my job” attitude. I was tempted to pick it up but wanted to see how long it would sit there.”
