This freshly updated comfortable condo in a wonderful Newport Beach neighborhood is just six houses from the water making it super easy to fully enjoy the experience of seaside living at its best.


Live outside on your balcony where you can dine al fresco for breakfast or have a barbecue in the evening as you watch the ever-changing colors of the famous western sunsets. With a large back deck too, you will find lots of places to relax outside where you can enjoy the soothing ocean breezes and rest, relax and recharge.


Enter and find yourself in a beautiful flowing great room featuring a spacious living room with a corner fireplace, a large flatscreen TV, and a ceiling fan to keep everyone comfortable as you gather on the couch to watch TV or hang out together catching up.


A lovely dining area for six with a ceiling fan overlooks the front balcony and is next to a kitchen bar with high-top stools so everyone can comfortably eat together. Slider access to the front balcony makes it easy to dine anytime indoors or out.


The great room becomes complete with a bright, freshly updated kitchen that has everything you need to create meals or snacks - all you need to do is add the food and the camaraderie.


There are three comfortable bedrooms including a queen primary with an en suite bath and a ceiling fan for your comfort. Two additional queen bedrooms also have ceiling fans and one has slider access to the outside. Each bedroom has a TV with cable accessed through Hulu Live TV.


All three-bedroom and two bathrooms are furnished with premiere linens for your ultimate comfort. One bath has a shower/tub combination for those who like to soak at the end of a long day.


There are lots of fun things to do in Newport Beach with attractions focused on families, couples, or trips of solitude. Outdoor enthusiasts will love miles of hiking and cycling trails, surfing, and sailing. With the largest recreational harbor on the west coast, Newport Beach activities are abundant. Visitors can choose aquatic adventures from sunset cruises to stand-up paddleboarding. Art walks; wine tastings, tours, live entertainment, and cultural venues will fill your itinerary. Property is pretty much what you see! Very comfortable & clean! Short walk to the beach, also just down the street there are a couple of places to get food. FYI there is no air conditioning, which was not needed while we were here! Nice breeze if you open the slider in the back bedroom & the one in the living room the air just flows! Had basic items for the kitchen for the most part No can opener, also the freezer doesn't have an ice maker so make sure you pick up a bag or two. Pillows are on the flat & hard side so if you like a fluffy soft pillow bring your own. Very roomy and spread out! Garage is on the smaller side so if you have a large vehicle it will not fit. Street parking is allowed but the whole time we were there nothing really opened up!Excellent stay, would stay again.

The house is in a good location and the bedrooms were a good layout. Quite a few of the dishes in the cupboards and drawers were dirty and the bedroom pillows were flat. Upon arrival the house was 85 degrees inside and was hard to cool down as the air conditioning was not working. There were fans in the closets, but they were very dusty so we did not use them.

The house is nice and we found it clean. However… I tried to contact them regarding the location of the trash receptacles and no one would respond. They finally told me to just put it in the garage! Washer and dryer were broke but someone came to fix it.. I asked if that was successful and got no response. Needed extra trash bags and was told I need to go buy some! TP too!! I have stayed in Many VRBO and have had nothing but positive experience. This company is all about their $$. Not really a warm feeling for sure. I will never rent from this company again. VRBO you might want to rethink this company in your list. I don’t feel they fit your standards!

Nice location close to the beach, however, it was a far walk to the local restaurants and bars. There were several minor issues in the condo such as: leaking refrigerator, sliding glass door to the patio did not lock so you had to use a stick to lock the door, bedroom sliding screen door did not work (was unable to open it at all), bathroom sink did not drain well, the drawer the garbage can was in in the kitchen was broke, window in the master bathroom would not stay open, living room blinds were broken/falling down (easy fix-get $7 blind repair kit from Home Depot and the several broken blinds will be fixed), etc. A nice surprise was the air conditioning unit in the master bedroom. Overall it was a nice stay, but some minor maintenance would make it a much better stay.

We stayed at this very nice perfectly situated condo in Newport Beach during a heat wave. Like most of the condos in Newport there is no central air conditioning… Isaiah and Andrew at VRBO were amazing and very quick to attend to fans and a portable AC which saved our fabulous time in Newport beach.

We loved the place, though there are several things I would address as a property owner: 1. Sheets (Horrible sheets.) 2. Towels (These were usable, but at end of life. 3. Coffee filters (If you provide a coffee maker, perhaps filters too?) 4. Shampoo/conditioner 5. Outdoor seating on back patio area (Such a missed opportunity on this property) 6. Livingroom lighting (it would be nice to have something other than one lamp) 7. Things to do guide: Restaurants, sights to see, where to rent bikes/beach chairs, etc., unique things in the area, etc.

The property is located a mere two blocks from the ocean with access to the beach. The boardwalk to the pier of Newport Beach starts at 36th Street. The apartment is spacious, clean, and well equipped. The only downside are the students next door. Nice young people but very noisy from Thursday nights through Sunday nights. It is hard to get some sleep. But with ear plugs you’ll be able to enjoy a perfect beach vacation.

This property was ok. But in Newport you never know who your neighbors are. Unfortunately we had uncertain neighbors. The kids around us were college kids and respectful. They had fun on the weekends but over all great kids. The u it was clean. Nice clean white linens. Comfortable beds. Nice showers. Provided hotel size soap/shampoo which is nice. Clean white towels. The laundry machine again with neighbors sharing is a bit frustrating, especially if they do t get it out in time and they leave it everywhere. I’d suggest finding out about parking specific ally when booking as they were doing street work and there was dust and dirt every along with noise and no where to park. The garage provides one spot per unit. This unit provides three bedrooms which is nice. The pizza place, Mario’s is amazing and in walking distance which is nice along with a small convenient store. Being able to walk to the beach is amazing.

This house was in a perfect location for the beach! It had everything you needed -- beach chairs, umbrella, boogie board, and plenty of fans for the house (it did get pretty warm during the day). The house was clean and we were even able to check in early!

We stayed 4 nights at this location the middle of August 2019.. First time renting with VRBO . On the + side: great location, short walk to the beach. Quiet location, If you want the boardwalk you need to walk about 20 blocks. Garage space (1/2 of the garage) and washer and dryer great for those staying longer. Front porch is nice with BBQ and management was very receptive when I needed an air mattress, nicely equipped kitchen and linens . On the - side: The property is not well managed and things are either broken or missing: 1) Front door porch light wires exposed/housing broken (someone must have hit it with a surfboard because it is too high to hit just by walking past it, 2) the vertical blinds in the living room and back bedroom are missing multiple slats on each so you can't block out the street light when you close the blinds, 3) the screen in the back bedroom was off the track and laying against the rear wall of the building (we put it back on its track but needs new wheels), 4) there are multiple screens in the house which is great because there is no air conditioning, however it has been a very long time since they were cleaned, 5 ) the front porch has a slate floor that it disintegrating and when you step out on the porch you track in al the dust/dirt from the tiles back into the apartment. If hefty service fees are going to be charged, for cleaning , maintenance and management then I expect things to be in better condition.

House was as pictured and well kept. Had all of the starter necessities (dish soap, toilet paper, laundry detergent, dishes and cooking wear); beach towels, chairs and umbrella for the beach. Rooms were spacious enough for our family of 4 and a comfortable place to stay while we were down. Great location if you want to be walking distance to the beach (we have kids under 5 years old). Quiet, friendly and safe neighborhood, we never worried while here. The garage was also a much needed must have for the area (fits small SUV or car), parking is extremely limited and almost impossible to find in this area for the entire 10 day stay we were there, so you want garage parking. Everything worked. Comfortable. We enjoyed our stay. Seabreeze was excellent to deal with and responded to our needs in a timely fashion. No complaints whatsoever, a great rental and we would book this space again.

My family and I had a wonderful vacation. The property was perfect. It had everything we could need! It was also perfectly located closely to a lot of places. The process for check-in and check-out was very simple. Already thinking about planning another trip.
