“We (3 of us) found the Carriage House suite to be very enjoyable and met our needs. Having two sleeping spaces and two bathrooms was a perfect situation for us. The bathrooms were clean and generally updated but the drainage in the main bathroom was quite loud. The main house and breakfast were lovely. “My room needed serious deep cleaning. The walls throughout were soiled, the lamps were soiled, and the bathroom floors had long hairs everywhere. Although the staff was pleasant, I wouldn’t stay here again. I needed a room last minute and this had to suffice but I would not recommend.”

“Spacious and clean room”

“I know there is remodeling going on, but this place was subpar. Leaving doors open for workers caused my room to be humid. No door handles on doors for basic passage through was tough.”

“I arrived and the room we were assigned was not up to par did not smell clean furniture was in very poor condition toilet was leaking. This hotel needs a whole renovation you are charging premium prices and your hotel does not meet the standards! Pictures are deceiving, They were able to accommodate us to another room that was in better shape. I did give hotel staff 5 stars for taking care of us. Hotel is not worth the money we paid unfortunately.”

“The back door didn’t lock and there was no shower curtain in the tub so water went everywhere. The bathroom was dirty and there was a roach in the room probably one of the worst hotels I’ve ever stayed at.”

“At the time of check in, we asked for the late checkout at 1pm for which staff at reception agreed . Our access to the room was revoked before 1pm. When we check again at the reception, she charged us 22$ for late checkout. Terrible experience.”

“The large colonial style home was beautifully maintained and the themed rooms very spacious with private bathrooms. The host was so welcoming and the hot home cooked breakfast delicious. The location and views were stunning.”

“? We don’t know. The day we were to arrive. She told us no pets. When I booked I always put pet friendly. So I was out all the money and had to find a new place seeing we were going to round top for 4 days. We found a wonderful place and the host was amazing. We told her our pet was only 10 lbs and would never be left alone. ”

“Second stay this year at this lovely property for Round Top Antiques Fair…quiet, peaceful, lovely in Spring with Bluebonnets and Indian Paintbrush…main cafe in town open at 0700 for breakfast (wonderful scones/coffee) …once in town there are many shops/restaurants within walking distance… short drive in the other direction gets you to the friendly vendors at Y Station….easy communication with host, Ashley…camper clean, spacious for two of us and check-in snacks provided…plan to stay here...
