Your vacation starts the minute you enter your new, professionally decorated, luxury condominium with spectacular views of the Atlantic Ocean, Little Island Park, and pier, not to mention the Back Bay National Wildlife Refuge. Start your morning with coffee on one of two private balconies watching dolphins cruising just offshore, surfers riding waves, and sea birds abound. Early risers will be rewarded with spectacular sunrises over the Atlantic Ocean. Southern Exposure allows you to enjoy the sunshine all day long.

The great room features a dining room table that comfortably seats six people and a granite counter breakfast bar seating area for four. Enjoy the 55-inch Samsung HD TV and DVR with premium HBO and a DVD Player. Relax with a book in the library nook on the comfortable lounge chair. Check out the action on the beach, the fishing pier, the swimming dolphins, or assorted wildlife with the telescope provided in the great room. The open style floor plan opens up to the full kitchen, which features top-of-the-line stainless steel appliances, granite countertops, and all the basic cookware for your meal cooking. The utility room provides a full-size washer/dryer for your laundering needs.

The main suite has a king bed featuring a top-of-the-line mattress. Enjoy the 40-inch Sony TV with HD DVR service, a large walk-in closet, private en suite bathroom, and separate private balcony access, which are just part of some of the luxury features of the main suite.

The guest bedroom has a queen bed with a newly updated plush mattress. There are mirrored closet doors, swing arm reading lamps, a 37-inch Samsung TV, and other unique embellishments throughout. There is a bathroom just off the entrance to the guest bedroom. Premium cable through and free WiFi. As you snuggle up at night and are next to the ocean, let the sounds of the sea lull you to sleep at night. You will want to plan your return to paradise after your vacation in Southern Exposure! Included with this condo is complimentary access to the owner's garage level storage unit where you will find beach chairs, beach umbrellas, a beach cart, beach toys, and a cooler for your personal use. In addition, the storage unit is roomy enough to store any beach equipment you might bring.

The use of condo amenities (with no additional resort fee) includes three swimming pools (open mid-May to mid-September), two libraries, and two indoor fitness centers.

Things to Know
The community pool is open annually from mid-May to mid-September for guest use. Pool dates are weather permitting and at the Condo Association's discretion.
The Sanctuary HOA schedules structural upkeep during the off-season, blocking off certain sides of the buildings, making it unsafe for our guests to be on the balcony. The balcony may not be available for guests from October to mid-May.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.
