This villa is located at Tankah Bay, a few minutes from Tulum and close to the Mayan Ruins, the city center etc. Tulum has a very special style that you have to discover.
Away from the crowds of Cancun and Playa del Carmen, Tulum/Tankah has a unique style and vibe that you need to discover, both because of its nature and the spirit of a small town. It's the perfect place for those who want to enjoy the Riviera Maya to its best with close by cenotes and beach clubs

Our villa is located in an ecologically sensitive area. We kindly ask that you:
• Avoid littering in and around the property
• Respect wildlife in their natural habitat
• Conserve energy by turning off lights and using the A/C responsibly (always switch it off when leaving)
2. 🚧 Construction in the Area
Tulum is growing quickly, and construction may occur nearby during your stay.
• Typical hours: 9 AM – 5 PM (Mon–Sat), occasionally 8 AM – 6 PM
• Some noise may be present, and while we do our best to limit its impact, it's unfortunately beyond our control
3. 🐒 Wildlife & Insects
Tulum is home to many wonderful animals—some may wander near the property.
• Please do not feed or harm any wildlife
• Store food properly (preferably in the fridge) to avoid attracting insects or animals
• If you see any animals inside, notify us—we’ll handle it safely
4. ⚡ Essential Services & Infrastructure
As a growing town, Tulum’s infrastructure is still developing.
• Temporary disruptions to electricity, water, or internet may occur
• Our team is always ready to assist should any issue arise
• Minor wear from frequent use is normal; our concierge will help resolve anything promptly

We maintain our pools regularly, but conditions at check-in may vary due to weather or natural debris. Our maintenance team is available to help if needed.
